But why is Bavaria so expensive and SH much cheaper and MVP even much cheaper? What is wages? What is market? What are locally influenced demands? How many double garages are sold in Bavaria compared to MVP? How many controlled residential ventilation systems? And blinds? How many cellars? Or in other words, if I get our house here for 163, what would it cost the same in Bavaria without their peculiarities? I don't know the answer, but it would be interesting.

Interesting question Nordlys.

But here with us it is almost impossible to find a plot of land as flat as yours.
Earthworks, excavation, slope support, retaining wall or even a basement on top just to create the foundation.

When I compare our construction area in Berlin with a similar area 15 km further in Brandenburg, exactly the same companies build there and even when adjusted for the land price, the costs differ significantly. Looking more closely, this is solely due to the different standards. Those who buy an expensive plot of land seem to build a more expensive house on it. This, in my opinion, essentially explains the regional price differences. In the East, where land is cheap, much broader segments can build and therefore have to orient themselves at the lower end. Those who can afford a plot of land around Munich will also be able to afford a higher-quality house.

Yes, it may well be that the claims increase with high land prices. Part of it is probably also value retention. A simple house with minimal equipment for 800,000 euros with a towel garden is simply unsellable. Anyone who invests or goes into debt that much wants better equipment than in a rental. With sharply rising rents, everything is built to the maximum and accordingly the order numbers are full.

But in house construction, labor costs are probably the biggest driver, a current example is tile laying 60 euros/sqm net without tiles, with substrate preparation, tile skirting, etc. + 30 euros for tiles, resulting in approximately 140 euros gross per sqm for our 100 sqm tiles.
