It wasn't about "needing". I replied about the purpose of having several terraces. There are different reasons for that (I don't want to have to move chairs around the house to follow the sun – that's about 40-50m).

Of course, you can sit with chairs anywhere. But grilling with several people in the evening and having sun is nicer for me on a terrace than with all the hauling. And it's also cozier (because of the plants around it, a fixed umbrella if desired, electricity, etc.).

Yes, it also requires a lot of space and costs money. It doesn't help the original poster, who wants to have everything at once on a smaller plot (except work with the garden, which he doesn't want).

It was not about following the sun. Due to large trees in the neighborhood and different sun positions at different times, there is only sun or shade in different spots. The terrace would have to be huge to cover everything. I just wanted to say that you don’t have to "pave over" everything to sit comfortably. And maybe first observe in daily life where you actually want to sit. We also have a main terrace for sitting with several people, and it is also cozy in other places in the garden.

As long as the floor area ratio is not exceeded, the mixer can come and concrete the terrace or driveway from my point of view...

But anything beyond that is not allowed because there is a reason to not completely seal the plots and instead green them. If it were up to me, many more development plans would require a hedge instead of allowing a 2m high wall made of precast concrete elements. Double wire mesh fence is still acceptable.

So, I'm now getting in touch with a sketch. Then you will see that I don't want to pave much at all, in relation to my property, but the problem is something else.

I am uploading a sketch here. 7×4m the terrace in front and at the bay window 4×3m2. The property with the shares of the communal area is 452 m2. large. So if you calculate the floor area ratio based on the total area, it's more than enough for everything I want. However, there is a building boundary that I have exceeded with the bay window (with permission). Regardless of the floor area ratio, you are not allowed to build a terrace over the boundary, right? That is why I think I have to submit an inquiry to the office.

The problem I have at first is that the building authority does not provide proper information and just brushes me off on the phone. However, I know that later they conduct controls and force dismantling. I want to do it properly.

A terrace at the front of 28 and on the bay window 12m2 and connecting these around the house would be 65m2. It is not small but not huge either. The only problem is that I need a permit if it is beyond the building boundary. Then there is another thing, in my documents the floor area ratio is calculated twice: once with the total area and once with the area within the building envelope. The development plan says nothing about this. With the house construction, bay window, parking spaces and 10m2 terrace I was below the limit in both calculations,.. Now it is important for the floor area ratio what counts.

The total area or the area under the building envelope. That calculates how much I am actually allowed to build.

I once asked CHAt GBT, according to Chatgbt, if nothing is specified in the development plan (for us only GRZ of 0.4 and max 0.6) and a building boundary is drawn, then automatically not the entire area but only the area that may be built on applies.

That could be the reason why there are two different calculations for us. Once the total area of 450m2 and probably the authority then caused problems and the architect changed it to 280m2.

However, I am not sure about that, the GRZ is GRZ = sealed area: MGF (relevant area) Usually, it is the total area.

Unless something is stated in the development plan. Does anyone know about GRZ? How to calculate it? Whether I take the actual size or the one within the building boundary.

That would now be decisive how much I am allowed to seal. I can’t find anything about this in the building permit.

Then the question is, because I want the terrace above the building boundary, do I have to submit a building application or not?

Please don’t misunderstand me, I don’t want to exaggerate with questions, but the authority here will make life hell later, I have to be on the safe side. If GRZ were to be calculated with 450m2, it would be no problem, but it seems a smaller area applies that I am allowed to calculate and now I still have the problem of the building boundary, over which the terrace is supposed to be.
