So I would like to build a terrace around the corner.
According to § 14 of the Land Use Ordinance, the terrace is an ancillary structure that is functionally assigned to the main building. - The permissible floor area ratio (floor area ratio) of 0.4 for the 450 m² plot corresponds to 180 m². Taking into account the permissible exceedance of 50% for ancillary structures (§ 19 para. 4 Land Use Ordinance), a maximum permissible floor area of 270 m² results. - The planned residential building (approx. 100 m²) as well as the planned terrace (63 m²) are well below this limit, with a total of 163 m². Even if garden house, parking space, everything is added, I am still below. Floor area ratio is not a problem for me.
I therefore assume that the planned terrace as an ancillary structure is also permissible outside the building boundary.
The only question is whether, if it becomes too large, it counts as a main structure, then it may not extend beyond the building envelope. For the roofing I MUST also submit an application, because this is only allowed within the building envelope.
The question now is how I strategically approach the matter.
I have to submit a preliminary building inquiry/application for the terrace roofing.
