It depends. You can design it to require little work and still be natural. The only thing that regularly gives me work is the vegetables. I haven't watered the perennial bed since the 2nd year.

Are there no consultation hours at the building authority? Apart from that, there are also architects, experts, and lawyers who are familiar with the regional regulations and can provide information for a small fee.

I understood you, but before I resort to alternatives, I want to know if I really have to, and you should understand that if I am allowed to seal more, I want to be able to exhaust that, even if not everyone here likes it. I want to know exactly what I am allowed to do and what not, then only look for alternatives, find compromises. And some information only came later, which is why I had to reconsider.

Now I have dealt with the laws for a long time. According to the law, the floor area ratio is applied to my entire property and not to the building window. Why there is sometimes an application to the building window, I do not know. In the development plan and elsewhere, there are no restrictions.

Yes, there are, I called and asked in person, but each time got a meaningless answer that is not binding. Now I know better and more, I have read up and can also ask more targeted questions. Unfortunately, our building authority is very slow and lazy, or they preferably don't want any building inquiries, but later they come to collect fees. Getting the building permit was already a hassle, and our architect was also not very helpful and not entirely uninvolved. You simply cannot rely on the authority to get good advice and for them to make an effort; ultimately, I would have to submit a building inquiry.

So I would like to build a terrace around the corner.

According to § 14 of the Land Use Ordinance, the terrace is an ancillary structure that is functionally assigned to the main building. - The permissible floor area ratio (floor area ratio) of 0.4 for the 450 m² plot corresponds to 180 m². Taking into account the permissible exceedance of 50% for ancillary structures (§ 19 para. 4 Land Use Ordinance), a maximum permissible floor area of 270 m² results. - The planned residential building (approx. 100 m²) as well as the planned terrace (63 m²) are well below this limit, with a total of 163 m². Even if garden house, parking space, everything is added, I am still below. Floor area ratio is not a problem for me.

I therefore assume that the planned terrace as an ancillary structure is also permissible outside the building boundary.

The only question is whether, if it becomes too large, it counts as a main structure, then it may not extend beyond the building envelope. For the roofing I MUST also submit an application, because this is only allowed within the building envelope.

The question now is how I strategically approach the matter.
I have to submit a preliminary building inquiry/application for the terrace roofing.
