Single-family house with staggered floor, southwest location in Bonn

I can't mentally place the house on any piece of land. Help me out: which one is it?

The area on top is 66% of the ground floor and set back at least 1m except in the stairwell.

But this is not necessarily to be understood as meaning that the stairs have to be placed at the edge. Does it have to be a flat roof and does the one-third reduction have to be created by stepping back? – I would prefer the more elegant solution of building bathrooms and dressing rooms at a room height of 220 (this could even fulfill the non-full floor requirement without setbacks). In any case, the combination of (almost) continuous setbacks and a polygonal floor plan inevitably results in significantly increased structural engineering effort.

But then the house with the garage in the west would be way too long?! The corner of the office is north, the north arrow can also be seen here... :rolleyes: Edit: You must be right, because of the chamfered corner! But that doesn't fit at all, does it? According to the statute resolution, the garage is allowed to be located outside the construction area and therefore can be placed up to the top left at the boundary. We are allegedly allowed to do that.

Placing an unpopular staircase at the edge does not punish the staircase. The optimal location of the exit is at the center of the action. Since the sum of stair area and the stair turning area is nearly constant, you should not also add a lot of approach area to the staircase. Because these areas naturally occur in the upper and ground floors to the same extent, this principle of saving space especially applies in connection with a requirement for different floor areas. These are basics that the architecture student should have already understood in the introductory seminar.
