What I specifically like about your suggestion is the staircase :) But then I have to say that I wouldn't find the connection between the kitchen and the living room nice. You could also just take out the corner, but then you would always have to go through two doors from the kitchen to the living room.
I don't like that either, but maybe you can push the kitchen a little further back. However, I would definitely provide a door into both the kitchen and the living and dining room. I don't really think a single door in such a large area is good.
I don't like the wing in the guest room. Upstairs I would find the hallway better, but the parents' area very narrow. The right side is the nice side, facing the garden and the further view out, because the next house there is quite far away. But okay, you could shorten room 10 and have more doors etc. The first consideration to make the staircase like this would be a suggestion to the architect and then you could look into it. The area upstairs is 66% of the ground floor and recedes at least 1m except in the stairwell.
I don't like the wing in the guest room either. Why narrow? That's a clean sequence of rooms. Although I would position the bedroom on the right facing the garden, then the dressing room, and the bathroom on the left.
Are the 66% specified? Because in that case I would try to save space upstairs. You have a utility room both on the ground and upper floor and then also a basement. You create an incredible amount of space there. And every square meter just costs money.
Generally regarding the idea of integrating the garage into the utility room? How am I supposed to imagine that? Then the garage runs continuously into the house? Is that technically and for insulation a good idea? On the other hand, it makes sense from the plot to place the garage where it is, because it takes up space that is otherwise not in the building field.
Part of your garage is then virtually inside the house. In your case, it would only be a small corner. I would personally find that optically nicer. Technically, it is possible, that’s how it is done for us too. The ceiling above the garage must be insulated and the wall to the house also requires different thickness/thermal insulation.
Other questions: Yes, there is a dimensioned site plan. What and where is a bay window planned for us? I think I don't understand the terminology. Do you mean that in the guest area? Below that is the offset and then you wouldn’t have to build recessed there if it is approved.
I think ypg meant the stairwell. Because every setback costs, and with you it is quite a complex building shape. Which I personally like, but it does make building more expensive.
I don't find the other suggestion regarding the orientation of the house very sensible. Then I would put the guest area in the sunniest and nicest corner of the plot. The general idea to place the living/dining and kitchen area along the southwest axis I find almost without alternative. The building window is rather towards the upper left of the plot (which you can roughly guess from the first scan of the first post). The best view surface I have is to the right on the plan where the living room window front is. We ourselves once considered the idea of swapping the kitchen and guest area because that suggestion came up. I don’t see it. If I missed something, please ask again :)
I agree. I would leave the living room and kitchen there. Also because of the routes from the kitchen to the terrace as well as carrying in groceries. Unless you use the guest room as a home office, then I would actually consider swapping kitchen and guest room, as you will spend more time in the home office than in the kitchen.
