Personally, I find that too uncomfortable. I think light wells at terrace doors are annoying. When you step outside, you always stand on a light well. Better to place them to the side. The light well near the entrance door can also cause problems with a large platform. If you plan a bathroom in the basement, you will probably need an expensive lift station. I don't see that in the calculation yet. 310 k€ for so much living space including the basement sounds realistic. Whether the individual trades are correct, I can't tell you.
