Good price for Bavaria, where is the problem? You are not exactly building in low-cost mode now either: Raffstores, wood/aluminum, controlled residential ventilation, wood stove, huge garage, etc. need to be paid for...

Just a few explanations: Bodenarbeiten are earthworks.

KfW 55 was not the goal, but it results automatically from the bricks and the air-water heat pump.

My husband plans rather larger projects and was quite surprised by some prices himself.
And since I’m talking about him: An architect insists on wood-aluminum windows and has certain standards, so there have already been quite a few discussions between us...

Since we did not know what would happen with interest rates a year ago, we financed quite a lot right away (and quite cheaply, 1.3%). The extra equity is now clearly benefiting us, according to the current financing at 1.1%.

What I simply find incredible is that we really planned compactly and it still comes out so expensive. I really know many who build huge houses with basements that don’t come out more expensive... (Of course, probably a different standard then)

Outdoor facilities are not yet included.

I forgot floors, they are planned with 12,000.

Registering a new mortgage is therefore “simply” a notary appointment? Will the bank then worsen the conditions? By the way, the architectural service is recognized as personal contribution (12% of the pure construction sum).

And you always have to plan a buffer, which we obviously no longer have now...

Oh, I’m just really desperate right now :-(

After all, there are two options: more money or less standard.

But try telling the latter to an architect planning their own house And with the former, I don't know if it's possible.

Hello,

we are also currently building or almost finished, however in NRW and with a general contractor. Some positions still definitely offer savings potential, e.g. white plastic windows with roller shutters are sufficient. Does it have to be an Effizienzhaus 55 or would a house according to the Energy Saving Ordinance also suffice? The price difference here would be interesting. Possibly instead of an air-water heat pump, you could use a gas heating system. I would completely leave out the fireplace, it is not necessary in such a well-insulated house or even a disturbance if the house should become unbearably warm. How big is the planned garage? €4000 for a gate seems very high to me, we paid about €2300 for a 5m wide sectional door from Hörmann with "standard height" from the promotional program. Do you know how expensive the planned garage will be at all? Possibly you can order it separately and save a lot of money or make savings by switching to a cheaper construction method (steel sheet). Why do you need a carpenter? €20,000 for a kitchen is also overestimated, it can also be done for half that. I miss the point floor coverings, €10,000 for tiles is not sufficient depending on how much is to be tiled. The electrical installation with €16,000 is tight, you cannot expect many extras there (but maybe it is not necessary either). The exterior facilities are also not yet included in the calculation. Overall, the calculation for your house was unfortunately too tight. Fortunately, you have a good income and equity, so you can also build the house at higher costs with or without compromises.

The architect then just has to descend into the PVC window lowlands of Polish origin, remember that cars are painted and can stand outside, that blinds etc. are pure luxury, and so on. I tell him that... if it's not enough for Audi, Skoda will do as well.

So I think it's all a bit overdramatic. With 6000 net, you can take out the total amount of 470,000 euros. It's not a joke, but building a house is luxury after all. You have to decide for yourselves what you can do without.
