Well, that is good news. Excellent.

Well, then that's good. And you should actually be able to understand my thought of not at least tearing down the "old" plans without checking them. The house will at least fit on its foundation slab – and whether it suits you (or how little would have to be changed) we can work out together here.

You believe in spring, I'll just translate that as March, at the latest April, to start building? With a given slab without a design, accordingly as of today without a building permit, without having obtained offers for the desired design. Are you financing everything out of your own pocket - otherwise, it probably still needs a bank to play along? Phew.

Unfortunately, it does not work without a bank. I had the costs for the house calculated based on the architect's drawing. I obtained several offers. (6 pcs) The best offer was €350k, including a photovoltaic system with 6kWp + battery, central ventilation system, as well as construction type = turnkey + garage. So everything would be ready for signature. Only the plan is not (completely) finalized yet.

And that possibly where the "best case" could look like this: buying the already paid and approved architectural plans from the previous owner and maybe only making a correction in them, because except for the door location of the dressing room / bedroom / master bathroom, everything else already fit. That would be awesome

@ kbt09 I have incorporated your inputs. I created about 10 drawings, such as moving the staircase in all directions, etc. In the end, 4 remained, some of which I have also shown here. For example, these 2, where I have now aligned the exterior walls and removed the landing staircase. Thanks to your inputs.

Therefore, my opinion and request to you would be this: Let's put the topic of the base slab and garage passage aside. I applied for the original submission plan --> we will see how it was planned. The fact is: there is a base slab with the connections. The number of DESIRED rooms is also visible in the drawings. Now it is about creating a proper layout on this. If desired, I can also upload all my drawings that I have created additionally.
