No idea what the company is called. It is a team of 2-4 craftsmen in the Nuremberg area.

You can work with them both with or without an invoice. Therefore, no undeclared work but everything official.

I have now found a floor plan for 170sqm maybe

I might just manage with that

and well, a terrace on top of a double garage is not necessarily needed if the budget doesn't allow it.

then it will just be a ground-level terrace.


your electrical installation seems very expensive to me. Is that KNX?

I’m talking about normal Busch-Jäger electrical, but no design switches, standard ones.

I had the entire electrical system done in my 120sqm apartment. Although privately, the guy charged 20EUR/h and was really slow...

in total I paid less than 6000EUR

with 4 satellite connections


30,000.00€ corrected for outdoor facilities????

but that also seems quite a lot to me. Well, of course it depends on what you want to do.

We don’t need a big garden, main thing is to have a large terrace and a little greenery

Exterior facilities are generally difficult to estimate without further details. This includes paving the driveway and courtyard (how large in each case?), possibly the entrance platform (how many steps? what material? handrail?). Terrace (what size? what material? what subsoil? A terrace must be frost-proof, which is not exactly cheap). Rainwater drainage (drainage/infiltration? rainwater cistern?). Protection of the facade (gravel strip?). Privacy screen (hedge? palisades? fence?). I did our exterior facilities together with a buddy. For 3 months every Friday 6 hours and Saturdays 12 hours. Often another friend helped as well. Nevertheless, the fun cost 10,000 euros, although my buddy owns all the tools including an excavator and I only paid him a small price for using them). And he worked for free, because I also helped him with his house construction for a good 100 hours. So I only had to pay for materials + tool wear. It all adds up, don't underestimate that. My two friends also had to be supplied with drinks and food. On Saturdays, we quickly went to the chip shop and 20€ went for each lunch. In the afternoons, sometimes a piece of cake, in the evenings a few bottles of beer or a cutlet on the grill...

Get offers from local developers, compare the construction service descriptions. You won’t get a good average value of homeowners in Germany from the forum.

No one here will agree with you, even if you present a final invoice for 300,000... it can’t be that others have let themselves be ripped off.

The same arguments always come up... you don’t want social housing... bathroom fixtures of course only Villeroy & Boch, the countertop in the kitchen must be granite... the stair railing made of steel... don’t get me wrong, everyone should pay for the luxury they want but that is simply not the average home builder.

Our solid house KfW 70 cost under 1400 €/ sqm two years ago... surely you won’t get it that cheap in BW but 1700 €/ sqm should be doable. (Without basement)
