The service description only describes the shell construction work and nothing else.

According to the screenshot you sent, the offer is for a house with external dimensions of 14.99m x 9.49m, which is roughly 142 sqm per floor?!
Then the shell construction price with the garage is stated there, namely Netto and thus you are gross at 175,727€ and not at 95,000 as you assumed at the very beginning.

The roof costs for our 150sqm (hip roof, Braas clay tiles, stepped fascia board, one window for exit and roof insulation) 24,000€ gross, now you can calculate how much it costs at your sqm. Roof work for the garage (depending on type) not included

Oh, the chimney cap cover is still included and plumbing work (downpipe). The roof specification comprises 8 pages

if you are going to write your criticism, then please read the comments carefully. I already wrote that it is 180,000 €.

it is clear anyway that it is only the shell construction......

and yes, it is even over 180 sqm....

and it is not real estate.

and there is even a fireplace included...

this is not a criticism and how come you estimate the shell construction work at 95,000 when the offer with the price has been available for a long time and it should actually have been clear from the beginning that you would never end up at 95,000?

Furthermore, the offer is already 1 year old, so you can easily add something on top

Yes, a chimney is included, you still have to buy and install the tiled stove

House fireplace: A triple-walled, two-flue insulated chimney with ventilation at the back for the later connection of a tiled stove

And there is well over 180 sqm of living space, with 140 sqm per floor you are at 280 sqm of living space...

so if I build "only" 220 instead of 280 sqm, the costs logically decrease.

and since I have already reduced to 180 sqm - even cheaper

the 95,000 were estimated by an acquaintance who paid 75,000 EUR last year for 180 sqm without basement without roof..

As I said. I will be at the construction companies on site in September - let's see if they can offer similar prices..
