The 300,000 was last year, by the way, and he even had central ventilation installed.

A cheap tile has nothing to do with social housing. For me, the appearance is important and honestly, a DIY store tile also holds up well. It doesn’t have to be an 80 EUR / sqm tile.

I’m really talking about mid-range equipment. I hope to find some colleagues here who have built similarly.

I have personally experienced people who think => For the house, only the most expensive is good enough, and then a fitting for 500 EUR is bought instead of one for 200 EUR, etc.

I once had a rough offer from Weberhaus for 200 sqm without a basement for 330,000 EUR.

But we’re talking about WEBERHAUS here. That means to me that it should be possible to build a house for 400,000 EUR in a rural area, right?

I am rather optimistic when it comes to construction costs and do not share most of what is said here, about not being able to get a house with land for under 500k. But 220 sqm with double garage + basement for 450k. That will NEVER ever work.

That's pure madness if I have to shell out 500,000 just for the house

of course it could be a bit smaller. But where am I supposed to fit the 3 children's rooms?

330,000€ without additional construction costs and earthworks, which you of course still have to add.

I also see it as not realistic for the amount and the living space. We are building with an architect and awarding the trades individually and obtaining offers from several companies for comparison, so I know the prices well.

Building smaller is always possible, you can also do without the basement at that size.

Well, I would have liked to have a basement and 220 sqm of living space. But it didn't fit the budget. Maybe think a bit smaller. 220 sqm is definitely not the norm.

You’re not the first one who is off by six figures from reality and then wonders "how is that supposed to work"? The answer is the same: You want to build 330 sqm of space. Not long ago, two families plus grandma would have fit in that. What you want is not average but far beyond that, regardless of the interior fittings.

Neighbor is currently building 200 sqm, 120 sqm, basement, double garage with a roof terrace on top. Plot 100k more expensive than yours and hopes to stay under one million. But obviously has some goodies included. And this is not southern Germany!

Shell construction 90k incl. basement, just as an example, is at least 50k too little.
