Also consider how much time you can and want to actually spend on the construction site week by week, month by month. Many friends and acquaintances also do not want to spend their free time on the construction site in the coming months.

Don’t plan too tight. If things don’t work out with the Poles, you’ll have a problem. Better to have money left over and thereby execute the 1st special repayment than to need refinancing or spend years without a terrace and garden for the kids to play.

In our area, there are also many Poles, Romanians, Croats, etc. who offer their work cheaply. An hourly rate is quoted and a deal is made. Shortly after starting the work, there are some problems, which is why the prices are not possible after all. And then there are only 2 options: either you immediately throw these workers out again and look for someone new (which is extremely difficult in many trades) or you pay the higher price (the savings compared to "regular" companies then become very small).

Several friends/acquaintances of mine have already had this experience. Trades: interior plastering, tilers, drywall installers...

Apparently, the plastering machine breaks down, so you are supposed to pay 2,000 euros immediately, or the price per square meter is simply doubled, etc.

As stupid as it is right now that your budget construct is collapsing. Better now than after the financing commitment. So far, you have done everything right by getting in touch here. At least you are thinking about positions and execution. We've experienced it differently here before.

As I said, write down what you are not doing yourself!

I have actually heard that too. By the way, I myself am of Polish descent and even my father said that good Polish craftsmen who don’t rip you off are hard to find. He has since had to resort to Ukrainians.

No idea how old your information is. But in the last 2 years, a lot has changed due to the strong economy in construction.

My experiences in this regard are very recent, from the last ~18 months.
It doesn't always have to turn out that way, of course.

But honestly: Why should they be satisfied with so little in the current times?
Their practices are naturally not OK like this.

But they should just say €25 / hour from the start instead of 12 or 15€.
