Hi,

currently building a single-family house with basement and double garage 235m2 near RT

Shell construction
€95,000.00 ==> over 200k
Roof €20,000.00 ==> with garage sealing, metal sheets and house roof over 40k
Drywall €20,000.00 ==> only 10k
Windows + blinds brand windows...some floor-to-ceiling...lots of glass...triple glazed...50k
Tiles + floors ... on average €50 per m2... but of course it can be much cheaper
Electrical over 30k

.
.

Of course, there is potential for savings on windows, tiles, ... but especially the shell construction really hits hard

I don't think you'll get close with your calculation... my opinion and experience.

Request a quote for earthworks including disposal. The excavated material for the basement has to go somewhere. Do not take it lightly.
If done as DIY
Disposal, excavator rental, tractor needs diesel

Otherwise, the tile for 20 €/sqm is the lowest standard and there is not much choice (we have those in the utility room). They don't have to be 100 + x.
And are there really so many Polish workers around you?
Here with us they are scarce like all craftsmen.

By the way, there are some here who have built smaller with 3 or more children's rooms. 220 sqm + basement is well above standard.

We have 190 without a basement with 2 children's rooms. A 3rd children's room upstairs and a small office on the ground floor would have found space without restrictions. Different stairs, smaller entrance area, the bedrooms only large and no longer XXL.

What surprises me a lot is the realistic, but very high budget for the kitchen (20,000€).

For the remaining budget, a Ikea kitchen for 5k would be more fitting

As already said, all the bathroom fittings are Grohe but not from a specialist dealer, rather from the internet.
The floor coverings 200 X 30 => 6000 EUR, of course I take 80€ parquet, I am immediately 10,000 EUR more expensive.

For example, we have laid laminate in our apartment for 14 €/ sqm. It looks great and almost 10 years later still top quality.

and so on.

So it may be that I have no idea about construction costs and additional construction costs but when it comes to interior design. You can save several thousand € with a lot of imagination and thorough research.

Last year, when I was still planning to build in Bavaria, I got an offer.

The construction company simply gave me an offer based on their already completed project.
180 sqm + roof + basement + masonry double garage 180,000 EUR

and I wonder. Can I really not manage everything else for 220,000 EUR???


and the basement would be "only" 40,000 EUR more expensive with this offer
