I would generally question whether a rural plot of 550 sqm with the size you envision is even buildable. Whether in terms of floor area ratio or plot ratio...

if you buy turnkey then 2000 EUR/sqm might be right. But many have already profited a lot from the value creation.....
So that we understand each other: I built a plain normal KfW-70 house 5 years ago... much cheaper than the mentioned 200/sqm... But: that was not due to cheap building prices, but due to our minimal equipment. Nevertheless, for example, our tile price on the builder’s side was already over 10,000€. And that’s without even mentioning the standard of the construction services description.

Ah... without craftsman costs... all done by Poles... for 10€ under the table... "and then customs came" and the building stop lasted one year
Regarding warranties, many have already said something, which you have not addressed.

Your ideas about the prices... yeah.... And you forgot so much... earthworks were not even mentioned yet... and didn’t you say something about a roof terrace? Such a thing doesn’t fit on a pure double garage. It feels like you google carport prices but don’t include foundation work.
A cheap tile has nothing to do with social housing. For me, the look is important and honestly. a hardware store tile also holds up well. It doesn’t have to be an 80 EUR/sqm tile.
I’m really talking about mid-range equipment.
Yes..... appearance... Now hardware store products are rather the designer old stock... The hardware store has a target group that does not necessarily build a 320 sqm house but rather a craftsman who wants to renovate his bathroom cheaply – the differences between specialist and hardware store offerings are noticeable!

You are allowed to build smaller and thus cheaper. Nobody is forced to spend 60,000 - 80,000€ for the junk room.
And before someone starts Danwood is nonsense etc. I know a few Danwood houses and they are OK.
I like Danwood... also a Polish company... but you pay extra for everything there... even architect fees cost 3,000 back in 2013, and so on and so forth.
