slowly it's getting annoying. Please just build your 220 sqm house with land, basement and double garage, additional construction costs, terrace, paved driveway for 450k all in. Let's see how far you get.

hmm we will probably get to 2500 €/sqm. We don't have the cheapest, but no golden taps either... Tiles and vinyl flooring e.g. for 30€/sqm.

You’re not by any chance from the other thread?????

I would generally question whether a rural plot of 550 sqm with the size you envision is even buildable. Whether in terms of floor area ratio or plot ratio...

So that we understand each other: I built a plain normal KfW-70 house 5 years ago... much cheaper than the mentioned 200/sqm... But: that was not due to cheap building prices, but due to our minimal equipment. Nevertheless, for example, our tile price on the builder’s side was already over 10,000€. And that’s without even mentioning the standard of the construction services description.

Ah... without craftsman costs... all done by Poles... for 10€ under the table... "and then customs came" and the building stop lasted one year
Regarding warranties, many have already said something, which you have not addressed.

Your ideas about the prices... yeah.... And you forgot so much... earthworks were not even mentioned yet... and didn’t you say something about a roof terrace? Such a thing doesn’t fit on a pure double garage. It feels like you google carport prices but don’t include foundation work.

Yes..... appearance... Now hardware store products are rather the designer old stock... The hardware store has a target group that does not necessarily build a 320 sqm house but rather a craftsman who wants to renovate his bathroom cheaply – the differences between specialist and hardware store offerings are noticeable!

You are allowed to build smaller and thus cheaper. Nobody is forced to spend 60,000 - 80,000€ for the junk room.

I like Danwood... also a Polish company... but you pay extra for everything there... even architect fees cost 3,000 back in 2013, and so on and so forth.

Waldberg House.... you have to google that... not easy to figure out

So, what is the floor area ratio/plot ratio??

350,000/150 = approx. 2.3k

So. How much do you think that goes down if you exclude the developer as the reapportioner of a profit margin? A general contractor wants to earn something, too.

Shell construction corrected
200,000€
Roof 40,000.00€ corrected
Drywall included in shell construction

Heating/ventilation 26,000.00€ fits
Sanitary 22,000.00€ tight budget

Windows + blinds 22,000.00€ tight budget

Exterior plaster 25,000.00€ corrected

Interior plaster 20,000.00€ corrected

Front door 6,500.00€ well calculated

Electrical 25,000.00€ corrected, was completely wrong

Interior window sills + installation 2,400.00€ well calculated

Painting outside and inside 10,000.00€ tight budget

Screed 7,000.00€ corrected

Interior doors 6,000.00€ tight budget
Stairs 8,000.00€ tight budget

Tiles 10,000.00€ corrected

Other flooring 10,000.00€ corrected

Exterior facilities
30,000.00€ corrected

Connections 4,000.00€ too tight

Kitchen 20,000.00€ very well calculated

Furnishing 10,000.00€

The following items are completely missing:

Tinsmith 7,000 €
Draftsman depending on at least 5,000 €, architect much more
Small items, canopies etc. 20,000 €

Total 535,000 Euro

I have not planned for any major extras now, so no additional equipment like stove or ventilation system etc.

Also, many items are still tight. But with this amount, you could manage.

So you are currently 150,000 Euro over budget.
