What can I say, those people turned out to be right.

Ditto I also started here with a cost estimate... dumdidum. But it is normal as a beginner in the topic to still have certain ideas that need to be checked against reality.

Ok, I already see that 220 sqm is too big. maybe 180 will be enough if I find the right floor plan...

And consider whether you really need the basement.
Our double garage (approx. 50sqm) has a proper attic because of the 45° roof slope. You can store quite a lot up there. In the house attic as well, of course.
Additionally, there is a storage room under the stairs and, of course, the double garage itself.
We actually only miss the basement for food that needs to be kept cool but not refrigerated. But that wouldn't be worth 50k to us, of course.
Land prices are extremely low where you are. Have you already bought the plot? Instead of a basement, it makes sense to build a little bigger (larger utility room and/or bigger garage). But 220sqm is of course extremely large.
Also consider how many years the children will need that space. At first, they are small and sleep with the parents and don't play alone in their rooms. And at 17-18, they become independent and move out.

That is the best idea. It doesn’t get more realistic than that.
The values in the forum are also only rule of thumbs and/or personal experiences; in reality, there is a scope of services behind it that can easily fill over 100 pages. Comparing that is difficult, you can only infer a trend.
Hence also the rule of thumbs like 2000€/sqm living area. There are always people here who want to argue about "why 2000 and not just 1900?". If it were that easy to break down, it probably wouldn’t be called a rule of thumb...

But also caution here: a construction specification must be examined carefully to see what is still missing or possibly set too low (for example, you often read about 15€ per sqm for tile material—good luck with that. You have to be very frugal). So if the offer triggers cheers, still be a bit cautious, the jubilation might be premature.
(Although I don’t believe that in your case; in my opinion you are about 150-200K€ away from reality. +-50K€ depending on equipment).

The plot has not been purchased yet but I called there. It is a building gap and the prices are actually that cheap. It is a bit rural but that doesn’t matter to us. The main thing is that kindergarten and primary school are in the village and secondary schools are within a 10KM radius.

Yes, we are having our 3rd child and it is really difficult to fit all the children's rooms + bathroom + parents on one floor. The basement would rather be an office, groceries, storage for bulky waste.
Currently, we have a unit of about 20sqm which is actually enough.

Of course, building outwards is an alternative but is it really that much cheaper if I build 250sqm of living space without a basement???

I thought the difference between a slab foundation and a basement is no longer that big!!??
