KNX? if you even mention that word to the electrician, you’re easily losing the mentioned amount as a bonus. Forget it

So electrical work for 20,000 euros is really just standard. Sockets, LAN, switches and satellite system. That’s all. And that’s already a good price.

If you can make do with 1 socket, without LAN, per room, then you’ll be cheaper.

30,000 euros for outdoor facilities is also not excessively much, you don’t have a retaining wall or carport. It’s just some paving, lawn, hedge and a few trees.

Only the house, roughly move-in ready with all additional costs, furniture, kitchen, carport, etc. pp.

300,000 € for ~135 m² living space and 525 m² plot.

So with 170 sqm and a basement, you could end up turnkey with minimalistic equipment at around 400k. For us, it's 500k for 200 sqm plus basement also in BW. However, with a few extras and expensive windows. I think the standard price was around 390k without incidental construction costs and basement waterproofing only against ground moisture.

However, with a green flat roof. A pitched roof should be even cheaper.

What you shouldn't underestimate, however, is the outdoor facilities. I have an offer from the garden landscaper for 62k just for the basics, like fence, paved terrace and driveway, as well as a retaining wall. I had calculated with half that... A double finished garage will cost you at least 25k.

I would advise against constantly comparing apples to oranges. Get a plan made and then get SF offers. Then you will see where you stand. Anything else is guesswork and won't get you a step further.
