I would have that confirmed in writing in advance. Because once the wall has been included in the structural analysis, it is not so easy to shorten it anymore. Then that's good.

Only, it is only 563 cm from the utility room wall to the terrace. If there is a U-shaped kitchen, 60 cm, 130 cm on the right and an island 100 cm deep, then about 273 cm remain for the dining table, including the passage area in front of the island.

For this type of layout, I find 120x80 cm a bit small .. but well .. I once tried it without mirroring and the idea is to have the kitchen and 2 children's rooms facing south.

EDIT:
OOPS, just noticed. In the kitchen there is only such a strip window. Phew .. have you ever seen such rooms? It really looks like a basement.

I didn't mean the terrace either. It is solely about the room orientations concerning the window surfaces in the directions where more or less light is needed.





But you won’t see any of that in winter because in winter the sun sets around SW, meaning it is already relatively low in the south. So experience shows that a larger window in the south is necessary. Since a large window is not needed in the living room but rather in the dining area, and less so in the WC and bathroom, countering, i.e. mirroring the house (not rotating), is obvious and achieves the desired light yield without major changes to the planning.



I have not claimed otherwise. It will still be dark in winter, see above.



Where they already are. The areas under the sloped ceilings remain relatively dark. Even if the windows are floor-to-ceiling, the flood of light in a width of one meter is less in the room than with a wider opening. You can easily sketch this on paper if it’s not obvious.

Yes, of course I wanted to mention them I want to KNOW everything.
I’m not mad at anyone for their feedback, I already know how things work in forums

I just have to weigh for myself now whether I want to reopen certain pots.

With all the constants, variables, and wishes, such planning feels just like patching a bicycle tire while someone is poking it

We are not at the beginning of a journey, and the current floor plan has already emerged from our ideas and has been changed and rearranged dozens of times. Originally, for example, we signed a completely different house model with a different staircase design.

Even in this process, we often faced things I had imagined to address a certain problem (light incidence, pathways, etc.) and when incorporating them into the plan, new disadvantages of the solution came to light.
The question for each point is whether the positive or negative outweighs (subjectively for the builder) and whether there are dependencies on other areas in the house that are “carried along” by the decision.

It will never be really perfect.
Except without budget and space limits
And without conflicting opinions in the builder family ...

We just have to weigh every detail for ourselves and actually have been quite happy with our floor plan so far.

Feedback in a forum can hardly be more honest, but of course it is also partly completely contrary to one’s own opinion.

I think if we take some things on board, e.g. wider windows on the upper floor so that a closet just barely fits, a larger door in the attic bathroom, reconsidering the light strip in the kitchen, distances for pathways in the kitchen, etc., then it has already been worth asking for me — even if we hesitate now to flip the floor plan in parts.

A rather elongated house would also fit quite well on the plot, then there wouldn't be a problem with the building boundary - right?

The building boundary issue has been discussed with the building authority. The whole thing mainly results from the fact that the city created a development plan based on much larger and wider plots. Back then in 1972. After the development plan was adopted, it was noticed that they would also like to have a playground in the area, but a normally sized plot was too large or wasted capital for that purpose. So they simply made the other plots a bit larger without changing the development plan afterward. For example, it also states a minimum plot size of 750 sqm. Ours is 638 sqm and the city sold it to us with a building obligation.

Regarding the building boundaries, they quickly offered an exemption.

We did not want a long narrow house, so we are glad to receive an exemption here. In terms of orientation, we wanted it facing west (with a slight southern tendency) with the full width of the living and dining room.

Regarding the knee wall (1.30 m instead of the allowed 0.50 m), I am more pessimistic but we have already received verbal commitments from the city and district and the instruction to submit the building application accordingly for these exemptions.

But basically, we did not choose the plot because of its value or orientation but because we have the opportunity there to enable the children to have grandma next door.
