Rough estimate of construction costs for 220 sqm

That doesn't work in life.
I'm just taking a look at our cost overview and simply listing what we've incurred.
We built 170 sqm of living space + a double garage without a basement. However, with an extreme amount of own work (about 3000 unpaid hours by ourselves and our construction helpers).

You can probably estimate 60-80k for a basement, the garage depends. Solid construction 30-50k.

From my point of view, the following is missing:
possibly architect fees (someone has to estimate the amount, ours came from the family)
possibly building permit (for us 600 euros)
possibly thermal insulation certificate (for us about 600 euros)
possibly statics (for us about 2300 euros)
house connections 4000 too low, more likely from 7000
stormwater drainage
building survey for the cadastral office after completion (for us about 900 euros)
outdoor facilities too low, especially if the driveway is also to be paved, etc. I would at least double it to 20,000.
electrical 10,000 too low, depending on wishes I would raise it to 15-20k
exterior plaster 15,000 too low, rather from 20,000 for the size of the house + garage
tiles + other floors: of course depends on what you do. For us, it would have been clearly too low. Double to 20k

For us, all in by the way 350,000. As said: without basement and with an extreme amount of own work.

If you order everything on the internet and do the installation or construction yourself, then it might work.

But then you have no warranty on any of the trades. Which is quite "nonsense" if something happens. Because it could be that the insurance doesn’t pay out, e.g., in case of water damage.

Being stingy is cool. Some only look as far as they can....

But if a specialist company installs + you also order from the specialist trade, then you are at the infamous 2000€/sqm + additional construction costs + kitchen + etc.

EDIT: Oh holy, WITH BASEMENT. I’m collapsing. Not doable even in EL.

This won’t work.

That's exactly where it starts. Tiles for 20,000 EUR, what did you do there? Is it marble?

I had a bathroom including labor done for 5,000 EUR back then, and it is a 34 sqm bathroom. But I wouldn't do it that way anymore and would only tile what is necessary.

The same goes for electrical work => if you outsource it completely, it can easily cost 20,000 EUR. Since we do a lot of drywall construction, the electrical installation is a joke and surely won't cost much. Because you can possibly do it with craftsmen from Poland..

etc. I think you can really save a lot of money here if you don't necessarily shop at specialty stores.

to all professional company enthusiasts I have the following story.

We had the installation in the apartment done by a "professional company" with a really good reputation. We had water damage caused by a leak in the toilet drain.

When the expert opened the wall, it was found that the drain pipes were installed not in the flow direction but against the flow direction.

That was not the cause of the water damage but it was also not professional.

In the end, it was over 5 years ago => so no warranty
The company no longer exists because the father handed over to the son and the son operates under a different company name.

So, in an extreme case, you can’t do anything about it there either.

To better estimate our costs: We did EVERYTHING ourselves except for: roofing, screed, exterior plaster, flooring (70% tiles, 30% vinyl).

The rest was done entirely in DIY with construction helpers.

What I just remembered: stair railings (for us about 2000€, but only that cheap because of a friend who is a metalworker).

And if so much is to be done yourself, also consider that tools need to be bought/borrowed. That quickly adds up to 5000.

Furnishing with 10,000 is also far too tight. Shading (plissees, curtains, etc.) are, for example, expensive. And all the little things like house numbers, mailbox, lamps, doorbell also add up quite a bit.

Tiles: floor about 120sqm + wall tiles in large main bathroom and small guest WC with shower. Our tiles were not the cheapest (material about 7,000 euros, installation costs about 10,000 euros)

But honestly: You don’t want to spend 400,000k and then put in equipment that corresponds to social housing, do you?

For electrical work, we did everything 100% ourselves, except connecting the distribution cabinet (which must be approved by a master electrician anyway). That includes network cabling and the satellite system. Don’t you want something like that? Furthermore, we have recessed spots throughout the house (the lamps are also not really cheaper, just less labor-intensive).
So our electrical work certainly didn’t cost 20k. Material about 5,000 euros
(at the purchase price of an electrician!), the rest we did ourselves because brother-in-law = electrician.

: We don’t mean any harm, but you shouldn’t underestimate it.
Also consider that construction costs have risen by about 5% annually in recent years. So if your acquaintance built for 300,000€ 4 years ago, construction costs are now quickly 60k more expensive.
