Purchase or construction in Berlin / surrounding areas, realistic?

Yes, as soon as I have the complete offer I can take a closer look at what is still missing. Nonetheless, the price (+-180,000 for the 130m² house) seemed suspiciously cheap to me. The property itself is very simple, a box with a roof, which is probably also why it is offered at this price; it doesn’t even appear among the listed house types. Otherwise, doing work yourself is difficult. Depending on how busy I am at work, my mind is full of other issues and, honestly, I also have no "basic understanding" of such matters. He is more of a "doer" than a "planner." My dad has offered to help; back then, he supposedly helped supervise the construction for some coworkers. But he definitely cannot closely oversee the construction, even though he thinks he can do exactly that. One doesn’t get younger... and he doesn’t live nearby either.

I would like to add something that was at least instructive for my husband and me, even if it might rather cause frowns here in the forum of the enthusiastic builders (to which I once belonged), as I fear: Maybe it is an option for you to orient yourselves more towards your/one rental apartment in terms of fittings rather than pictures/photos/enthusiasms for this or that. You don’t need a lot of things and wouldn’t want them either if you didn’t see them in advertising, glossy brochures, social media channels, TV, etc. For my husband and me, it was very instructive to live between the old house and the new house in a rental apartment and realize how good we have it here in the rental apartment. That had a positive effect on the fittings of the new house and thus also on the costs. What was important to us and makes our new house a bit more expensive are lots of windows and floor-to-ceiling doors, thus plenty of daylight. Otherwise, every house has what you need nowadays anyway. Water, heat, electricity (and a roof ;-) ) ... sounds like little but is enough for us now - also after bitter realizations. A house doesn’t have to be a dream house to have a good life in it. With a garden, a lot takes place there anyway.

We haven’t really discussed much about the equipment yet (still). Actually, only the following items:
- Basement yes/no
- Kitchen open or not (how much does such a drywall partition cost? We can also install it later if the open plan bothers us…)
- Underfloor heating or radiators (radiators 5k cheaper, I still have to read up on whether one or the other differs in energy consumption in the long run?)
- Air conditioning (I can never get warm enough anyway, he liked the idea but didn’t think it was important)
- Blinds (not included for now, I know the pros and cons but not yet)
- Windows colorful or standard white (why would we want colorful windows???)
- Fireplace and corresponding chimney (said no in conversation, already regretted on the way back that we didn’t ask about the costs…)

As you can see, I still need to study a lot. For existing properties, such considerations are unnecessary because you have to take what’s there.

As far as windows are concerned, we haven’t discussed any options yet. The floor plan includes floor-to-ceiling windows (or doors) in the living-dining-kitchen area, which are intended as access to a terrace/garden. The other windows seem small to me, which of course could be beneficial for energy efficiency. I will study the floor plan again carefully this evening. The drawn kitchen area seemed too small for our purposes, but the open floor plan allows, for example, to add a central island. If we want that, though, we have to think about connections.

Otherwise, I can imagine that additional costs will arise during the final selection (Bemusterung). The included equipment is definitely rather inexpensive, and I don’t necessarily want red tiles in the bathroom just because they were on offer.
A slightly larger bathtub is already included; the standard size is apparently not suitable for bathing for tall men (as long as the rest of the bathroom fittings have space, these are also manageable costs, I don’t care, I have the "standard size" — so I rely on my friend’s statement).

I find the comment about the garden accurate. Why should I care what color the wood of the stairs is? The main thing is that it’s cozy inside when I come in from outside. But certain things we do have to consider, for example, we need separate workspaces, preferably individual rooms. That’s why I understand that he wants a basement if at all possible (at worst a hobby garage or something similar). You don’t want the mess from crafting and the smells from soldering, from greases, etc., inside the living area.

If the area is well chosen, the house is primarily a night and winter quarter.

Basement yes/no is less your decision than the plot’s. Whether the kitchen is open or not, I would not change later, but rather consider it consciously as one of the things you might do differently from the experience of the interim house in the permanent house. Also, no underfloor heating on the ground floor is, regarding resale, about the same as a car not having electric windows in the front.

Oh, there already is a floor plan???

Radiators, no never again if underfloor heating is possible. Actually, it is price-neutral in terms of labor/material. But yes, many ask for a surcharge for underfloor heating. I used to think so too. After the first summer, the air conditioning was installed in the house. I consider it a waste of money, but some people like it. Considerable money can be saved here.

Only the rough planning, which is included with the offer house. As I understand it, "Angebotshaus" for them means you take it as it is, smaller changes are possible, but no major special features.

The version with a basement (you have to be able to afford it...) has the house connection in the basement and instead a storage room on the ground floor. Of course, that's also nice, also for muddy clothes in winter or something... but the costs...

Climate:
Is the temperature situation in the house so different from rental apartments that you needed air conditioning? How much did it cost you to add the thing afterwards? How is your property landscaped?



Edit:
Underfloor heating
What specific advantages does underfloor heating offer? Resale would not be the biggest criterion in the case of building. This would then be our "forever" house. If we don’t have to move somewhere else for work, we have more than enough space with 130m², even if guests come sometimes.

Fireplace:
That's what I thought too, which is why I declined right away. He doesn't need a fireplace, that would really be something for me.
