Hey,

thanks for your feedback. I will take a closer look at your answers when I get the chance, but I have to say that programming is not just programming. It's not always about what you can learn (it's certainly not about intelligence, learning ability, or other skills) but also about which area you want to work in. As I said, he knows that he is underpaid for his niche, we've already talked about that.

Otherwise, I actually only want to discuss my salary if anything. He is not actively reading here, which somehow feels unfair.

No children is certain.

This is not meant as an accusation, but as a friendly and sincere hint. Because the regional underpayment is directly related to whether/that you can (or cannot) afford something in the region. So if you could actually earn much better with your job profiles, it is almost naturally clear that you cannot afford corresponding real estate. Because you are competing with thousands who can afford higher prices and do so.

And since you had already suspected that the situation is like this, we are only confirming your fear. If you have relatives in the supraregional area, then the probability of getting something through connections (Vitamin B) would be greatest there before it hits the open market and the excessive but unfortunately realistic price offers there.

So my recommendation would be to reorient yourself there, maybe you can kill two birds with one stone. The area you are now focusing on will only get worse with Tesla...

Late twenties and children currently not even planned, that also means: even if the attitude towards becoming a parent should change, no one will complain about too small children’s rooms within the next ten or twelve years. From my point of view, this "exacerbates" the favorable position of not yet having to align a homeownership with how much space you want or need at forty. Instead, you can look for an interim house where you can "put up with it well" for a manageable number of years, collect merit points as a diligent loan repayer, and then move up to the next rung on the real estate ladder. A "mei Home isch mei Käschtle," newly built without marble whirlpool, turbo kitchen, and gold-trimmed curtains, or even used with a "who cares about architecture" single garage, as a cozy piggy bank and springboard. Relaxed, waiting for the next salary increases and after three of them, "tsjakka!" it goes on. Just a few more rounds of "Pareto 80" and then easily take the next hurdles, instead of striving for a forever optimum so young: then the tenor of the fellow discussants will work out too :-)

With such a relatively small search radius, it will definitely be difficult if you don't have a lot of money. We also live in Berlin but are moving 50 km out, towards the south. We had no idea about land prices and they just keep rising nonstop.

We found the land in October 2020, reserved it, and bought it at the October price in February 2021. The price now, almost a year later, is 130 € higher (from 200 € / m² to 330 € / m²).
