Could you also explain why you see this house as more suitable for us? I would have to inquire about the price first, so let's assume that both are comparable. The smaller house variants (1.5 stories, similar to the one posted here Town & Country) were about 10,000 euros cheaper at Heinz von Heiden. In comparison of the two floor plans, I notice the following differences: Town & Country Raumwunder 100 has sloping ceilings, one less room, and a U-shaped kitchen (basically a larger kitchen in the floor plan, but not extendable into the room). The kitchen seems better thought out to me; however, sloping ceilings are always a bit annoying for my boyfriend, who is 2m tall. (Nothing to exclude sloping ceilings for us, just a point against in comparison.)

Whereas the price was already quite high here. At least that was the case for us. Compared to Brandis, they were several tens of thousands of euros more expensive. In our opinion, the junior probably didn’t feel like building with us either. Possibly due to the order situation.

Yes, with our mini heights of 1.63 m and 1.53 m, we have significantly better cards with our low knee wall and sloping ceilings.

I understand that you are dealing with houses, but number 1 should really be an active / "aggressive" search for land. Especially if you are rooted in Berlin / surrounding area where you want to go. Tap into everything possible. I mean, of course you need to know roughly where the prices for a house are, but without land the house won’t work.

And please don’t let yourselves be taken advantage of by "land services" from the big house providers. 99% of the time they don’t have anything that you can’t also find on the open market. That is almost always a rip-off.

Property search is also underway. Just as we are continuing to look at existing properties on the side. I currently also have 3 inquiries for concrete offers open that we still want to take a look at, but to clarify the budget with the financial advisor, we also need an overview of what the construction would cost.

I created another idea in Keynote: 1: Create space under the stairs with a bit more workspace. This is easily accessible from the kitchen without bumping your head. 2. Extend the little wall by a few centimeters and push the couch accordingly upwards. The passage must remain so that no one runs into the stairs. 3. You can then hang the TV next to the window; with the moved couch, it should be possible to watch comfortably at a slight angle. Regarding the heating system: You are planning a very compact house and want to proceed cost-optimally. Underfloor heating has the advantage over radiators that it gives you more space in the house. The additional costs today should be only very low (for us in 2001, it was still 17,000 DM in a row house of 145 sqm). However, you also save costs in operation, so underfloor heating will probably be the cheaper solution over the years. Regarding light: Find out what it would cost to get more light sideways into the living room and kitchen (windows). Light is directly relevant to health for many people, especially in winter. Besides the light, you also gain more spatial generosity.
