Purchase or construction in Berlin / surrounding areas, realistic?

You can equip the left side of the leg with tall cabinets :-) or design it otherwise in a homely way. Nowadays it doesn't have to look extremely kitchen-like.

I don't know Town & Country Raumwunder, where are we price-wise there? That was simply one that was recommended to us from a more distant acquaintance (however not in Berlin) as affordable and okay. Just to see in which price segment house construction could be. I'm still not done with that because I'm waiting for the cost breakdown. It doesn't have to be this house, a slightly smaller show house at Heinz von Heiden was not significantly cheaper, so I'm just looking to see if something like that could work. I like chickens, even though I'm not sure why they would be interested in my house.

I like to look around the kitchen area, but currently it's really just about seeing whether something would be feasible or if the house is completely unusable. I'm also not sure if we even need a dining table. So far we haven't had any need.

I was just going by the drawing. That's how I would arrange the couch and TV. That way you can watch both the TV and look outside.

I have never looked into that in detail, but price-wise Town & Country and Heinz von Heiden should be roughly in the same league. However, the reference was more with regard to what I consider a more suitable house model. As for the actual executing general contractor, the one from (KB Brandis) seems more recommendable to me. / / : which one(s) do you actually have?

As long as you don’t have a plot where a basement makes sense or is necessary (slope), I would certainly do without a chimney and basement with a small budget. Personally, I need a lot of light and will at most make the south side darkenable, but we’ll first see how it feels for us in summer, preparing the windows so that Venetian blinds are possible in front of the windows. Roller shutters are even cheaper.

Where you can save the most is the size of the house. At first, we thought about 130 sqm and are now building 110 sqm, but with a company that we (so far) really like.

If warmth doesn’t bother you, you don’t need air conditioning. We will have an air-to-water heat pump, with which a slight cooling (about 2° C less) in summer is also possible; our architect has it too and is very satisfied. Here in the forum it is hotly (haha) debated and mostly seen as insufficient.

If you just want "only" a house, then really listen to . The more you read about house matters, the more things appear indispensable, even though they are absolute luxury and optional.

What I personally pay the most attention to (although often ridiculed here in the forum) is ecological building materials and healthy living materials. Unfortunately, that is always more expensive.

And I will repeat myself once more: as long as you have such a narrow search radius for your plot, it will be very, very difficult to find a plot at all, let alone be able to afford one. Down here, 50 km from Berlin, prices are already over €330/sqm. Closer to Berlin significantly more expensive. And prices just keep rising month by month. Unfortunately.

I still keep my fingers crossed for you and hope it works out!
