Purchase or construction in Berlin / surrounding areas, realistic?

With your idea, the door is blocked on one hand, and on the other hand, you can't get into the kitchen if someone is sitting at the table :) I would have closed off the entire wall at the top completely with the kitchen, so all the way to the wall. Then lower the table a bit so that you have space to stand and move in the kitchen.

But the open-plan room is not "huge." Keep in mind the 130sqm. That is sufficient, but it means that the space is simply limited and you can't place every layout.

Huge compared to the rental apartment :)

I somehow imagine using such a long L as somewhat disadvantageous because of the long distances. Also, from the living room you might have a direct view of the kitchen appliances and probably no power outlets. But yes, I'll build it in the kitchen planner.

I would place the dining area on the left side of the wall between the living room and the kitchen. That should be enough space, but you’d need to have measurements for it. And the kitchen probably really along the entire top wall.

But then you might not be able to arrange a couch in a way that you can watch TV from there. The floor plan online (my printed one is different in the living area, I just noticed) has the couch landscape arranged so that you look out to the garden. (Also nice, you save on the Netflix subscription ;) )

And that is why I see you decidedly more in a Town & Country Raumwunder 100 (or even 90). Do you want to scare the chickens of , or why are you considering an Anstattvilla precisely from Gabriele’s favorite Heinz?

I am unfortunately too stupid for the screenshot right now, so here is the description again. In my opinion, the island should start in the right niche, meaning the dining table would have to move down quite a bit. Then you block the entrance from the hallway and have the cabin completely full. You could try to dock the table to the island. But then you have to go around the table before you get to the kitchen. I stick with the "L", I would refer you to the AI forum. Maybe there are some other ideas there. :)
