Project house construction. What can I finance?

You can see that almost everywhere the word “extra charge” is included. Do you think it’s there because it’s optional or because it won’t affect you? What do you think will happen if you want to add an extra socket or a burner? €60 per individual socket is not uncommon.

I didn’t build with a general contractor myself, but I’ve heard quite a bit from some neighbors because they didn’t know better and simply didn’t inform themselves adequately or trusted the general contractor and thus spent a fortune weekly on toilet, power box, and scaffolding.

My shell builder included the power box and toilet, even until the end of the construction work when he had long since left himself. The scaffolding was also left standing beyond the shell construction so that the remaining trades could use it (flat rate). It’s all negotiable.

You can calculate for yourself what 3x €100 per week for 5 months will cost you if it’s not included.

As a tip, I can add here that everything that is already determined as part of the preliminary layout beforehand, such as electrical planning (additional sockets, ceiling spots, and so on), should be included in the contract before signing at an agreed price, provided the general contractor agrees. Everything that is agreed upon later under the work contract costs almost twice as much. That can quickly become 80€ for a single socket or 100€ for a ceiling spot...

I understand, but I don’t see a difference compared to other construction service descriptions I have read. These items were almost identical. And I also rely on the experiences of other builders from this provider who have not reported excessive costs. Really no one! I realize that it’s then not all premium quality, and I can accept that.

Well, that partly depends on the property, for example, anything over 20 centimeters of topsoil you have to pay for. That means removing the topsoil and replacing it with the appropriate subsoil. Your planned 5000 for earthworks can quickly turn into 20,000. If you have already bought the property, you probably already have the soil report [Bodengutachten], you can take a look at it.

Our general contractor referred us directly to the executing company for everything that was not described in the construction service description.

I had the electrician quote the costs in advance for items such as additional sockets, LAN cables, ceiling outlets, spots, etc.

This way, we were able to determine during our planning that we would need to spend about 10k extra for the electrician.

With plumbing, this is not possible; it depends on what you choose.

All other additional costs like higher ceilings, electric shutters, etc., were always communicated to us directly by the general contractor whenever we considered the "extra."
