Project house construction. What can I finance?

So I did my electrical planning myself beforehand and had it included directly as a contractual component with my general contractor. I also carried out all the sampling and had the already selected coverings (tiles, terrace) included, so that one can really calculate very well, and so far everything adds up...

And you surely don’t want any roller shutters? Apparently, they can’t even be ordered as an extra.:rolleyes:

I would by no means skimp on roller shutters/blinds. Things that can't just be retrofitted easily should be planned from the very beginning. Even if you "don't necessarily" need it, the day will come when you're glad you did it. ;) And then just a few square meters less if money gets tight.

That is exactly the reason why everyone advises against it here and figures of 2700€/sqm are mentioned in southern Lower Saxony.

Yes, often. Construction toilet, construction power box not, but consumption (including water), container... with you the container is also missing as well as the construction access road.

But the craftsmen in Lower Saxony are simply in the flow of the Lower Saxony economy and not in that of Rhineland-Palatinate, North Rhine-Westphalia or Bavaria.
They are still quite reasonable.

The construction service description provides to arrange all extras with the craftsman.
We built in 2013 and for the electrical work actually only had more sockets, two-way switches, LAN for 4 rooms, exterior lighting on the house and laid two empty conduits towards the garage and garden. A total additional effort of about 3000€ ...

Our general contractor was already able to tell us the prices for the most common items that the electrical company charged for.
We then paid the invoice for the electrical sampling directly to the electrician (so only what was on top).

If it helps you, I attached my Excel template and entered some dummy data. This is how we calculated.
Floors are not included because we commissioned them through the general contractor -> they were included in the turnkey house price, just like our photovoltaics, air conditioning, and carport.
You just have to add such things and whatever else you might have (e.g., site clearing, earthworks, etc.) accordingly. But maybe it helps. This Excel accompanied me throughout the entire construction project, and I updated it step by step whenever I knew more details.
