That reminds me of our first conversation with a service provider regarding the facade design of our house.

They said (approximately): A new plaster costs about 45€ per square meter.

What was not said, however, is: There are additional costs for
- the scaffolding (about 1,600 €)
- the facade cleaning: (about 750 €)
- baseboard finishing strip, corner strips, etc. (about 3,500 €)
- X € for "miscellaneous"

Then reduce the total calculated costs by 100,000 EUR to 570,000 EUR. It won’t get much lower than that. And even with these numbers, you are above the targeted rate of 1,200 € – as you have already correctly pointed out.

Currently, it is assumed here that the condominium in the easternmost Lower Saxony at the border to Saxony-Anhalt can be sold for 26 times the cold rent. Every euro less in sales revenue fully impacts the monthly burden.



Ok, sorry. I didn’t look at the other thread in detail. I am a fan of calculating from top to bottom and not the other way around. If the original poster can do with simpler equipment... Ok. Rest see above.

I just want to mention in principle that maybe one should read between the lines with those seeking advice: not everyone plans the mainstream Bauhaus with "your" must-haves. If you then bash such things in the OP’s face and they react negatively to them, the real experience values for the options asked about don’t get through in the first place.

Well, but the floor plans clearly show a living area of 160m². And that is supposed to be paid with the item 'Werkvertrag' for 214k? That is about ~1340€/m², which is not even possible in the far east.

I believe it was even 180sqm. That was pointed out. The topic was probably dropped for now because the area is not justifiable with the costs collected. I looked up the company yesterday including the construction service description and had a quick look. Standard construction service description of a prefab house. Which costs come in addition to the builder were not mentioned as "by the builder," but "by the client." So quite transparent, if you know that gaps, such as earthworks or an upgrade of the electrical and sanitary installations, because the bare standard is from "1980," are not included. Additionally, the question remains whether transport etc. are included... Upon inquiry, I hope the original poster at least takes all that to heart and does their homework if they don’t already have the answers here. Ad hoc, as the questioner, you simply can’t keep up because information first has to be processed.

Alright. Thanks for the advice. I’m stunned for now. My brother-in-law renovated a house last year. New windows, electricity, sanitary, tiling. Everything new. Of course, he did some things himself, yet a tiler was there and there was no talk of 20,000€ for tiling the bathroom. Not even close. Not anywhere near those sums. And it looks great! I really believed there was already a buffer in my calculations. It’s adventurous how differently these estimates vary. Okay, but then I can apparently say goodbye to the house-building project for now. Quite sobering with 150,000 equity from selling an apartment and a plot of land for about 100,000€. Sure, it’s big, but still only 100,000€ purchase price. Very, very sobering. But that’s what this forum is for...
