Who the main contractor makes contracts with under what conditions doesn't have to concern you. What matters (on the topic of small fry) is how much small fry accumulates and how much mess it makes, how little one as the client disparagingly regards it because it is only small fry and one only wants to reckon with big sharks. That small fry can leave a lot of mess behind. But here too applies: those who won't listen have to feel it.

Yes, someone here mentioned fuel costs that arise.

I had to drive nearly 300 km for the sampling and E-planning. Soon we will drive for the sanitary/tiles sampling.

I can't base the house construction on whether I can afford the fuel costs for any trips or plan for minor expenses for such things.

As I said, everyone can do it as detailed as possible for themselves; for me, that’s one number too many.

We went to the sample selection together with the construction supervisor and had a nice lunch during the break, at the expense of the house. (Of course, technically the builders pay for it, but that doesn't matter, whether directly or indirectly);) @TE: Is there an update to the list with concrete / reliable numbers?

So I just skimmed through it. Basically, I can congratulate you on the purchase of the large plot. Under no circumstances should you divide it. You can never have enough space, you will realize that over the years.

You need space for the house, for outbuildings, for a utility garden, a greenhouse, a pool, a carport, a wood storage, a few nice fruit trees, etc. Not everything at once, but over time certain desires will develop. I myself have 1800 sqm with 4 buildings on it and I would like even more. Actually, I am still missing 1000 sqm of meadow at the back.

The houses with 500 sqm plots have no space around them.

You can build a large bungalow with a large garage attached and don’t need an expensive basement. A technical building for heating and storage spaces is also quite nice. And all without feeling cramped.

For 200,000 euros you can build yourself a palace. That is really no art. And don’t let anyone tell you otherwise. You don’t even have to touch a single brick.

I would roughly make the following calculation if you contract out the trades freely.

Bungalow without basement.

Shell with foundation slab 60,000
Roof with roof frame 40,000
Heating and sanitary 20,000
Windows 10,000
Electrical 10,000
Plaster and paint 20,000
Doors, tiles, floors 10,000

30,000 for what I forgot.

It will probably be considerably cheaper. There are plenty of craftsmen, you just have to find the right one. If you yourself aren’t one and don’t speak their language, it is indeed difficult, yes.

If you are creative, you can of course manage something like this.

My favorite part is "for 200000 you can build yourself a palace" Mega!!!! :D I think either someone is trolling here, or he built 20 years ago and thinks the prices have stayed the same :)
