Project house construction. What can I finance?

We would do the outdoor facilities completely ourselves. Thank you for your input, we will still buy the property first. This opportunity will not come around again for us anytime soon. What we will do then, we will see. It will remain in family ownership. We live in the Braunschweig / Wolfsburg / Helmstedt region. Immediate border proximity to [Sachsen-Anhalt].

You are actually already doing that ;)

The cases are piling up here in the forum where people can barely manage financially (not should) and then turn to their parents (in a serious situation).

What kind of attitude towards life is that? This might be off-topic now, but I just have to get that off my chest. It would never even occur to me to plan with the family's money - that creates huge dependencies and is simply not appropriate. I do have Mom and Dad, they give money.

I'm sorry, but without parents it will be tight. You have already read this here several times. Sell the apartment and try to downsize, but please do it without money from your parents – then it will work.

In principle, there is of course nothing wrong with life planning in general - but you see that nowadays it is difficult to realize something like that with only one income - you mustn't kid yourself. And if you only start earning money at 33, then others have already been able to save comfortably for 10 years - you just can't really catch up on that.

The materials also cost money.

You wrote that you are not capable of doing your own work: why are you planning a shell construction?
The 25,000 is also a bit too little – what is that supposed to cover? What about plumbing? Electrical?
I would at least double the incidental construction costs: earthworks are at least three times higher than 5,000€, and then the construction service description only includes storage of earth. The earth has to go somewhere.
What about scaffolding for painting the exterior facade?
For 15,000 you get a roof, but not the terrace.
Chimney... and where is the fireplace? That costs nothing?
The soil report is tight, something is missing in the incidental construction costs (I just can’t figure out what).
Your buffer is already gone.
It is also interesting: what about the “interior finishing 25,000€”? What do the 25,000€ have to cover? What is not included? Flooring? Doors? Electrical? See above.

How much does a car cost, blue color - approximately...

Height? Material? Gate width...

There are calculators on the internet, where you then know what material costs will come up for you.

It is not a shell house. It is a Norwegian house from the company Akost GmbH. The item interior finishing refers to plastering the interior walls and the floor coverings. Electrical and sanitary fixtures are included in the price. The chimney might possibly be cut from the list. We do not need scaffolding for painting. That runs parallel to the shell construction. I already have someone to take the soil. If necessary, the excess will remain on the property for the time being. It is large enough after all...
