Project house construction. What can I finance?

Honestly, I don’t know where you’re getting that from. The scaffold is included in the price. Nowhere does it say it has to be paid for separately. We have contact with a builder who built 3 years ago. His costs for a construction site toilet: 80€ per month. Surely more expensive now, but 100€ per week?? Hardly imaginable. Disposal/container, which someone mentioned here, is also included in the construction service description. Other builders from Akost have confirmed this to us as well. Am I blind?

I thought I had read it twice when skimming through the construction service description.
Either I mixed something up while skimming or the company has updated its 2021 construction service description. Both are possible.

Removed topsoil is not part of the contract. Otherwise, the scope of work description states that any resulting construction debris will be removed by the company.

Be careful with the descriptions in the construction service specification "Busch/Jäger or equivalent", "Villeroy & Boch or equivalent".

"Equivalent" can also mean the faucet from the discount store - after all, water comes out of it too ;) If you know a series (like "Subway" from Villeroy & Boch), have it specifically written into the contract, otherwise it will be twice as expensive later.

Also things like the bathtub size, often only 170 length included - for 10 cm more (same series) the plumbing company once wanted an extra thousand. If included in the contract before signing, the general contractor can negotiate this with the plumbing company for a reasonable amount, afterwards no one cares anymore. And you get to pay a lot. A lot has already been said about the electrical work - I would, for example, simply agree on 30 additional power outlets and 10 network sockets as a lump sum with the general contractor.

Before I say goodbye to this thread: Yes, many people exaggerate here. But many just tell you how it is or will most likely be with turnkey general contractor house construction (regardless of whether made of wood or stone).

We also built a house. The offer price was 150,000. Heating system, upgrades, everything was inquired about, what this and that costs, items were selected and the contract was signed for 185,000. Then we added something else and including the garage the house price was then 205,000. Already after the building plot survey our buffer for our mortgage was gone. Then came the plumbing, we asked about things there too, the electrician as well, the hairdresser and the drywaller. A total of about 20,000 flowed there. I didn’t add it up because I paid that from some “extra money”. Among other things, there were fancier tiles, stainless steel edges, sockets, etc., reinforced drywall, and so on. Doesn’t matter! If someone asks me whether something got out of control, price-wise or whatever, I have to honestly say: no! The construction went great. You get the quality you pay for. You can read it all in the construction blog. We are satisfied, nothing got out of control. Since you have an apartment in reserve (on the subject of land division I would say that the additional area will not withstand the footprint according to the building authority), you also have your “extra money” just in case..., only you won’t have it when you need it because you hold on.

You asked about your financing offers, got your answers and advice, and now construction costs are being discussed here. Yawn... There is a subforum for that, everything is stated there about how it goes with “turnkey house construction”... You asked in this forum how to position the house: for you it was clear that the gable is on the short side – for some your question was unanswerable because the floor plan is relevant to them. It’s the same here: final price vs construction service description content...
