Unfortunately, you are not allowed to post links here and I don't have any personal photos to add. However, you can find examples if you Google "Lichthof Keller" and then look at the images. I like the terrace-like planted beds. You look into the greenery and light comes in.

Yes, it looks really good, maybe I'll leave out the stairs too, in the end the woman has to decide. On the ground floor I don't like the hallway, because for 5 people really little storage space is possible since there are hardly any walls. I also find it hard to judge whether the kitchen/dining room size is okay.

I think the ground floor is quite good. The dimensions are already sufficient. 55sqm is not little for the "all-purpose room". I don't see the missing storage space in the hallway, you do have a large storage room. For me, that would be the cloakroom or what should go in there? There is also a basement. I wouldn't want the sofa with the corner out there in the living room. Better to swap the living room across with a view to the window. There just isn't much space left for a "living wall".

I find the upper floor difficult. Child 3 has the short end of the stick. You can basically debate how big a child's room should be. Under 13sqm is already unlivable for many, others find it just right, etc. But child 3 then gets such a narrow thing. I can understand the desire for two bathrooms with three children. But it's already very tight upstairs and also a bit awkward. I'm not a big redesign person, there are others here, maybe there are ways to fit everything into the sqm but certainly not easily. Would it be an option to have only one bathroom upstairs and use the ground floor bathroom as an auxiliary bathroom?

Edit: Oh yes, I wouldn't want to park a car in the garage...

What do you mean by the living room? That you leave out this covered terrace and swap the living room with the dining room?

The third children's room is about 5x2.5m in size. 2.5 meters is quite narrow, but we don't really want to do without the two bathrooms. In the end, all three bathrooms will be used in the morning and I'll pee in the garden. I could at most make Child 1 and Child 2 smaller and give Child 3 more space that way, but then Child 3 would have by far the biggest room.

Flip the sofa. Put it where the TV is and put the TV where the sofa is. Only the furniture.



That is not just "quite narrow," that is uncomfortably narrow. If you put a bed there, 1.5m remains (90cm bed + a bit of bed frame and distance to the wall). Those are raw construction dimensions. You have to deduct a bit more for plaster, etc. I am not part of the faction that believes a children's room must be 20 sqm, but under 13 and such a narrow thing? That is less than not nice.



No, so shrinking the others is certainly not the solution....

So we definitely want the garage to be at least half a meter wider.

Regarding the [OG]: Of course, you can make the entire [OG] 1 meter longer than the [EG]. I don't know what additional costs that would incur, but I think the 10m2 extra including columns will immediately amount to €30,000.
