Floor plan single-family house 190m2 with basement. Feedback?

We would like to do that - but I am missing the brilliant idea regarding the following problem:

I want to be able to walk out to the garden on the ground floor (the floor I enter from the street) at ground level. Currently, we live about 1.2m above the garden, and the stairs are a big practical obstacle to using the garden, which we definitely do not want again. At the same time, for us, a terrace is not the same as a balcony - and in my opinion, houses on slopes with large balconies on the ground floor just do not look good.

The terrace therefore has to be flush with the ground floor, which effectively rules out the basement as a living floor. The only alternative would be to enlarge the basement beneath the terrace - then on the south side you would have 2 or 3 free rooms, but of course, the costs would rise again. We cannot save anything more on the ground floor footprint without shrinking the living room.

Do you have a good suggestion?

The companies we are talking to are "Büttner Massivhaus," "Probau Massivhaus," and "dechant hoch- und ingenieurbau gmbh." Only for Büttner can you find something. However, all three companies are known and popular in the region.


Sorry, that was confusing. We have looked at the floor plan with the planners from the three construction companies as well as with friends who are architects and have already worked through several variants. Now we need people who a) openly share their opinion and b) bring a new perspective. That’s why I’m here. ;)


The approach of the planners is to take up our wishes and then make a proposal. However, with "large living room," "straight staircase," and "on the slope," we have already brought so many constraints that the planning freedom is limited. It felt like no one was really interested in showing us alternatives. So, for one of our wishes, to provide 2–3 alternatives and then let us choose the most suitable one for us.

For ancillary construction costs and slope stabilization, we have planned 73 k€ so far, but have not yet found a way to substantiate this figure. How did you do it?

The initial proposal with the retaining walls comes from one of the three construction companies. Do you have a suggestion on how the terrain can be incorporated into the planning?

I forgot to mention that the finished ceiling height on the ground floor is to be 2.80m and on the upper floor 2.40m / 2.60m (not yet certain).

A few abbreviations in advance:
Grundstück = Grundstück
WZ = Wohnzimmer
Schlafzimmer = Schlafzimmer
Kinderzimmer = Kinderzimmer
UG = Untergeschoss
Gäste-WC = Gäste-Klo

I’m afraid you’ll have to put the floor plan discussion aside for now and solve the slope discussion first. Calculate how much material you need to underpin the terrace and garage if the ground floor is to be at street level. Only material and NO, you can’t just shovel soil there. It has to be compactible material, which you buy at a high price. And all of that must be founded and compacted – so someone has to jump around and mess about to compact about 3m (?). Just as a help: you fall 12.5cm down per meter from the street. After 5m you’re already more than half a meter below street level and that’s where your house + garage only start! Much too expensive and not nice either – so nonsense.

You should also consider building a UG because of the budget. This is a fully-fledged floor, which however has no windows on the slope side and adjoins there. I could imagine the following layout:
UG: WZ, dining, kitchen on the south side; utility room, stairs on the north side; possibly guest or parents + Gäste-WC under the garage.
EG: Hallway, 3 children's rooms, guest or parents, bathroom, garage.
No basement.

Nevertheless, considerable terrain modeling will be necessary. You should definitely deal with your slope to get a feel for it. Take graph paper, draw a section of the plot and place a stylized rectangle of 10m width and 6m height = 2 floors on it, which you move back and forth within the building area.

Your slope would be quite optimal for split level – but that’s not everyone’s thing. But you can take a look at it. Google is your friend.
Here you would basically fit your house optimally into the slope and would only need to model the terrain slightly.
