I think, on the one hand, that you underestimate the coordination between the cinema builder and the standard construction contractor; and on the other hand, also your household income: your salary looks nominally quite nice, but basically just compensates for the fact that you are almost (or soon completely) the sole earner. I rather see a house without extravagant extras.

It’s not the question that is stupid, but that the common parlance puts these unequal brothers in the same pot. A general contractor (Generalunternehmer) builds a house on your behalf on your property under a contract for work. A Bauträger builds a house on their own property and sells it to you as a package. It is largely customary that construction only begins after the purchase contract is signed and that the buyer can also express wishes during this process. This makes many buyers feel like builders; and many forum questioners think Bauträger is the proper term for the GU.

I also see the total budget as too tight. 600 sqm plot plus incidental purchase costs amounts to 175k, then another 50k each goes for home cinema and additional construction costs. 30k for KNX, 15k for photovoltaic system, 15k for garage, and conservatively estimated 15k to pave the driveway and install the splash protection around the house. That's already 350,000 rocket feet. Building a house all-inclusive for 400k is definitely possible, but it won't be big and representative. It might work best with a prefabricated house company, but nothing is free there either. Potential savings: set up smart home stuff yourself, leave out photovoltaics for now, keep the home cinema modest. Possibly underestimated cost factor: children.

With that equity, you first have to find a bank that will even finance it. The bonus should have been received for a few years as proof, so that the bank is favorably disposed.

Hello everyone,

good tips and interesting that there are also people here with a 760ES and Atmos installations. Can someone recommend an installer? Experiences with the exchange between GU and cinema builder would also be desirable.

On the subject of money and excessive demands: I always set goals initially at the limit, less is always possible, and I will not apologize for that. What may not be entirely clear to you is that my part of BW cannot be compared to the Greater Stuttgart area. Also, my expectation for the house from the outside is really none. It may gladly not look like the money that is actually inside. I was already quite clear that I should not build immediately. Now I will calmly look for a plot of land and save 100k, and then I will come by again. Until then, the inheritance will also be settled (for that, “only” one house has to be sold and luckily no one has to die), realistically, in two years:
Me: 6200 net (without promotion, otherwise 7000+)
Her: Parental allowance, I don’t know exactly how much that is right now. Later, full-time is expected to be about 2500.
By the way, I forgot above the 200€ child benefit, which goes towards the daycare.

So basically, wait and drink tea and, of course, save save save.

These will be different in each individual case, as the constellation itself is not standard. The cinema builder is the more specialized of the two, he deals with the general contractor more often than vice versa: unfortunately, almost everything he specifically needs/wants to know will be new territory for the general contractor.

No signal visible from the moon to burglars is okay, but one should never lose sight of the sales or utilization case. The exterior attractiveness of the property should not lag too far behind the level of the values installed.

Where I work, I don’t really want to say because my coworkers would then quickly recognize their boss here. You all know the company. I was also able to learn a lot through staying abroad at the regional tariff, roughly half of today’s salary for the same job. Now I am allowed to be responsible for over 100 people. Since I am currently at the absolute bottom limit for my position (because I’m new), it is fairly clear that I will get a significant increase just by membership and the first performance evaluation.

Edit: The argument about the sales case is indeed a reason to somewhat consider the appearance. Learned something new again, thanks.
