For what purpose? If I understood correctly, it is supposed to be a transitional house, and they don't drill for geothermal energy there.

With his contributions, I have the feeling that a troll has slipped in here just to boost posts.

About the topic of troll: I did write you wouldn't believe it. But what is the point of boosting posts? For the property list, I just wanted to be complete. Although that could increase the resale value, right? Because retrofitting is difficult.

Best regards

Even if you don't want to hear it. The time pressure will only lead you to make wrong decisions. You are already inadequately informed and have the wrong idea as a workaround in your head.

My advice: Take care of a temporary apartment. In the meantime, continue planning your proper house sensibly and calmly. Everything else will only cost you learning money. Do not make the wrong decision right from the start.

Take a deep breath and do the right thing.

Otherwise, if you don't want to drop the idea, then buy an existing property. How the hell do you come up with the idea of wanting to have a house built by the developer in 11 months when you can buy an existing one without stress? That’s the topic of "wrong idea in your head due to time pressure"!!!

No matter whether existing or developer, your equity is not even enough for the ancillary purchase costs, so you will get poor conditions for financing.

Forget it!

Well, the OP mentioned no inventory available for purchase there. I also see the temporary apartment as the best concept and then calmly watch the market. There is no quick house – the market is too hot and the craftsmen are too booked.
