So, here is the current status:
- Meeting with landlords showed that they want to build themselves, but the plot is not 100% secured yet. If we or the landlords are already involved in a construction project in August 2019 and still need time until the end of 2019, the landlords will always move into a holiday apartment.
So, we keep going full throttle:
We currently keep all options open:
Purchase: There are possibilities, but they do not at all correspond to what we want. We have looked at quite a few and so far it is rather not an option and just as expensive as building.
Renting: So far, nothing found. Just paying for the entire move into a rental apartment is pure money burning. We really don’t want to do that.
Building: We have gone through the usual suspects of prefab house providers. Delivery times are currently quite good with them, it is more dependent on the authorities due to building permits etc. Some had plots that were still free. These plots all have significant disadvantages (slope location, main street, north orientation etc.) and are also very expensive. That pretty much rules out the prefab house builders unless they bring a plot that fits.
Now there is a developer who has a plot that apparently fits for us. It also has disadvantages, but these would be acceptable for us.
Plot advantages:
- Flat 500 m² next to a stream at the forest edge ([nature reserve], one neighbor single-family house on the other side)
- South orientation
- Village center (very small) within walking distance
- Elementary school within walking distance
- Close to workplace
Plot disadvantages:
- I have to build a solid house with the developer there
- The plot is underlaid by rock beneath the topsoil, for a basement blasting would be necessary
- The stream is very small and there is no history of flooding, but you never know
- Sunlight at low sun height in spring/autumn is limited as the slope goes up to the south
- No significant view
So the basement would be dropped, instead a somewhat larger house or storage options in an extended garage. The developer asks about €500,000 including plot, house ready to move in, terrace and landscaping. Additional costs for purchase of the plot etc. are estimated at €50,000. The house, in contrast to a prefab house for the same money, would be rather worse equipped. We have submitted a list of special requests to get an idea of price/performance. Next week there is an appointment where we will do a rough planning to hopefully get an offer based on this planning and the special requests. Financing for at least €600,000 is possible at one bank. I will work out the details with a concrete offer then.
So far our doings, which most here demonize. I am calculating back and forth diligently and do not yet understand where I could make such a huge mistake. A reasonably solid house should at least retain its value. That puts me in a better position than renting. Plus, I have the comforts of homeownership and can calmly watch from this position whether the big hit in terms of plot appears. I also know perfectly well that I will probably have little boredom in 2019, but I am resilient.
Please, to everyone who says I am making a huge mistake: Please explain specifically what could happen to me, I simply do not see such a big risk right now if I thoroughly check the developer and the plot beforehand.
