New construction with little time - experiences?

Terminating due to personal use is not quite easy. I would have that checked. Moving into a prefabricated house by August 2019, even without land, is rather unrealistic. Delivery times are long nowadays.

... then first of all, make sure you educate yourself on which deadlines apply and exactly how everything must be. A potential personal use demand is not yet a reason for termination. And do not confuse the term or construction type "Fertighaus" with a builder contract. With you, the word takes on a different meaning

Thank you for the link. The landlords have sold their house as of that date. They might want to build or buy something age-appropriate during that time. If that doesn’t work out, we will be terminated. The notice period is 3 months. That leaves me no time to react. That’s why I prefer to act now. I just found a plot of land with 500 m2 for 200k. Of course, that’s really at the pain threshold but very well located. Then a cheap house for 300k on it and it would work. I’m also willing to take a bit more risk with the financing. I can handle payments up to 45% of my 5500. That also motivates me extra at work to get it back down to 35%. I’ll go to the bank and see what they offer me. I’m very curious.

It will be tight to almost impossible to find land and a construction partner, submit the building application, and build within less than a year. I would still get informed about whether it’s that easy and what happens if you don’t move out. Your current landlords will surely be willing to negotiate if it takes 2 or 3 months longer.

I'll see how long it takes until I come to something ready for signing, and then I'll carefully consider whether I want to do it. Is there a checklist for a Grundstücks Besichtigung? For myself, I have: - Strom - Kanalisation - Internet - Verkehrsaufkommen - Nachbarn - Zugänglichkeit im Winter - Boden Substanz (wie geht das?) - Erlaubnis für Sondenbohrung - Aktuelle Bebauung / Bepflanzung - Sonneneinfall / Verschattung - Neigung / Abmaße / Form - Bebauungsplan / Baufenster This just came to my mind now, what else is there? Best regards
