Hello everyone,

Thanks for the answers, the most helpful so far was the regional GU. Can anyone recommend one in BW?

On the topic of saving: I’ve only been earning twice as much as before for about 9 months. Since then we have been able to save. I have invested a lot in my education and career, and it is paying off now. I will probably earn a bit more starting in 2019. I will also receive a bonus between 8 and 15k net for the first time next year.

Inheritance is certain, only the timing is not.

What do you think a bank would lend? Land here costs about 250 per sqm. I thought a total of 750,000 might be possible.

The cinema can be counted with a max of 50k.

I wanted to get input on cooling and smart home concepts, or should I rather make separate threads for that?

But not for the bank. The bank ignores such things and can only count on existing financial resources.

With a cinema special request, how do you come up with developer? In first place of opportunities for dumb faces are will openings

Stupid question: What is the difference between GU and Bauträger?

Ok inheritance understood, irrelevant for the bank. With that, I probably save another 2 years.

Or, more pleasantly, someone lives to be 120. 750k is also too much debt. Your interest rate will (with the clearly over-100% financing that it is) be somewhere between 2.5 and 3%, with an initial repayment of 2% (you shouldn't do less, and the bank probably wouldn't agree), and with a 2500 payment* you are then between 600k and 660k loan amount. *Savings rate from last year used as annuity. Not included: eliminated cold rent and the loss of your wife's salary, which you do not want to include. Also not included: rising expectations (only higher income for 1 year), I-earned-that-now and the-colleagues-all-have-it-too. Also not included: second child and depending on the age of the first child, rising costs for it.

Completely overlooked with the cinema. For commercial purposes or what? 50k, I could book a private seat for me and my family for a lifetime. Doesn't fit the house.
