New construction with little time - experiences?

So now it’s getting entertaining. I suspect no one will believe me now, but as life would have it, there is an update. Yesterday our landlords informed us that they might have to terminate the lease as of August 2019 due to personal use. So now the clock is ticking. The situation for rental apartments/houses here is absolutely bad. There simply is nothing. Neither expensive nor cheap, just nothing at all. Another factor: plots of land are also very rare.

So here’s the idea: there are prefab house providers with plots of land. We’re going to build a more or less cheap prefab house once for practice. That means KNX cinema and stuff are dead. New requirements: 5 rooms and a garden and it shouldn’t leak inside. The plots are from Schwabenhaus and Living Haus. I just sent inquiries to Living Haus and Schwabenhaus. Do you think it’s realistic to have a house standing on time? Does anyone know these providers? How long do such prefab houses last? The plan would then be to build a second house with the desired extras and rent out the prefab house.

Hands off the tied sales, not recommended. The plots usually serve as bait to get the house construction contract signed.

This is usually nothing more than what you find on the usual portals. They cannot (and do not want to) perform miracles at the moment.

We had talks with Schwabenhaus but after the 5th appointment there was still hot air and no plans... somehow they probably wanted the signature first. PS. they advertise with plots of land they do not have.

That is also my experience. The real estate portals are full of it, but if you want a specific piece of land, it is "just gone". You are supposed to sign first and then "you will find something equivalent".

In less than a year from the initial inquiry, moved in? Probably: Nope. With prefab house providers, the time saved on shell construction is spent on the waiting list (interior finishing then doesn't necessarily go faster than with a solid house). If you had a plot of land, maybe (candidate: Viebrockhaus, if they build in your area). Does Deutsche Reihenhaus currently have a project for sale in the area? Or other developer projects, of course.
