There is a way to order a digital company report from Schufa. The costs are somewhere around 30 or 40 euros if you are registered there yourself as a "customer."

It should be worth it to you. If you have difficulties with the interpretation, I am happy to help.

I would, based on gut feeling, conclude a contract with this property developer under the condition of payment after defect-free handover.

To be honest, I'm not even sure whether we're talking about a developer or a general contractor (GU/GÜ) here. Sometimes the OP talks about a developer and sometimes about a construction company?

Deciding against a developer naturally also means deciding against the property and thus the location. That makes it more complicated. On one's own property, it would indeed be a bit strange and a completely unnecessary risk to engage with a GU/GÜ who might be on the edge.

There is never total security, but I wouldn't play with fire when it comes to these amounts...

Please explain to me which part exactly is supposed to be brave when you reduce your risk to zero by deferring payment during the construction phase, have the construction progress and acceptance accompanied by an expert you pay yourself, and either retain cash for the warranty or demand a self-debtor guarantee without the defense of prior enforcement?
