With a BT (property developer), you buy land + building! GU - general contractor; GÜ - general receiver Here, the construction services are provided by a single contractor (GU/GÜ) on the client's (builder's) property! Best regards

That’s true, we are already in the final selection and have sorted out quite a few offers, which is why we have stuck with these two "best" ones (in terms of price-performance, trust, and recommendations). Since we are not making the choice easy for ourselves, we are now trying in the final step to gather the last bits of information that will help us decide one way or the other.



That is, of course, clear. Only that helps me little in hindsight... ;)



Sure, they exist everywhere. But if I already assume from the start that I will get "one of those," meaning a bad architect, I would just keep renting... ;) Just like there are good and bad construction managers, there are also good and bad architects...

Hehe, yes, inwardly the scale also leans towards the architect... I guess I just wanted to see if 5 messages would come in after my post saying the architect will never be able to get discounts from the craftsmen anymore or something like that... ;)

I have already bought and done all sorts of things in my life, but when it comes to building a house, I am overly cautious, or hope to be, since I simply only have a layman’s knowledge on the subject. Have read and informed myself a lot, but still too little knowledge.

short and to the point, if you want to build a *real* architect-designed house in the new sense of the term, truly individually planned and with a very personal touch starting with the architecture itself, choice of materials, building services inc. energy efficiency up to the interior construction in connection with the furnishings, then do it with the architect....... a sorry, 0815 from the catalog of the developer or similar, exactly with these........ the main advantage with the developer or general contractor would be the cost guarantee so that the project runs successfully......... so, the house for life should also be such a one...... which speaks for the architect and the *cost risk*......

You can also get an architect-designed house from the GÜ at a fixed price!
