Well, since I will probably build again, it will likely be sold or rented within 10 years. Depending on the market situation. 10 years was to keep an eye on the rate. If I get below 2000 with 15 years, all the better. I just won't increase the repayment. I would rather make special repayments.

I assume that it is a general contractor (GU) offering a plot of land on which you can/must have your house built by him. Then he means by additional costs the incidental construction costs that you, as the builder, have to pay. Nevertheless, it is probably a tied transaction, and if you are not careful to consider these contracts separately (e.g., by signing the contracts in different years), then you have to pay property transfer tax for the entire package. Why do I think that? Because no home builder would voluntarily point out this tax, which would cost them some contracts.

That's right, this is the worst of all constellations. I was also surprised by this listing of ancillary costs. If that is the case, the general contractor will downplay our suspicion to you. And in the end promise that it is not like that.
