If a developer, then with the contract you have practically already acquired the land.

Or no developer after all? Were you at the notary?
Do you have the "only single-family homes" in writing?

With the developer, but we have not been to the notary yet. Not in writing, only orally and the site plan of the neighbors. We have concluded a contract with the developer for the land and the house.

A construction contract is subject to notarization, isn't it?! How can that be valid without a notary???

I don’t understand either..... I also hardly believe that you will get out of this one. I think only if you cancel the notarized contract. The developer will hardly give up on a 4-family house. We were also told back then a maximum of this and that. With rising prices, one more floor was allowed to be added.

Verbally, you can forget everything anyway.

We have not been to the notary yet and have only concluded a contract for construction services so far. Then we were sent an acceptance of the purchase contract by registered mail with return receipt. It states: In particular, the following is accepted: The construction contract with additional equipment dated .... concerning .....

phew.. if you really want out of the contract because of the multi-family house (the measly 4m² - not even 1% - that can’t be it..) get advice from a construction law attorney - maybe something can be done..

if not - take it or leave it.
