The balcony is approximately 2.50 meters deep. The ceiling height on the ground floor is 3m, on the upper floor between 2.40 and around 5m. The shading in summer is almost completely ensured on both floors by the balcony and the protruding roof of similar depth. Taking that back accordingly and then installing blinds, shutters, or other shading... that contradicts each other in my opinion. On the ground floor, however, the ceilings are not constructed with visible timber construction – you only see individual supporting beams; otherwise, the ceilings are painted white.

2.50 meters depth is a lot for a balcony, but not if it is supposed to replace a garden. And if, like here, you have a huge piece of land. Then the family simply does not have to squeeze together on 2.50m width. Why should they?

As already mentioned here: you have a dream property, you obviously have the financial means to afford something "bigger" and then you want to live with a row house feeling??? From experience: those who have a garden use the balcony (or balconies) at most to hang out laundry and to store rarely used items. If the balcony is in front of the bedroom, sometimes the beds are aired out there. But that’s it.

You have all the possibilities to put something really cool there, but you limit yourselves to (even poorly planned) home cooking.

I can’t keep up with that....

I like big houses a lot. I also believe that you will have something great built there.

But I would like to throw in a small idea; maybe it's something to think about - or maybe not at all. But: How about a kitchen on the ground floor, next to it a "Diele" with a large table/bench? That's how we planned it. The table in the Diele comfortably fits 12 people, right next to it is the 25 sqm kitchen with access to the pantry and direct access to the outdoor seating area. The living room is on the upper floor.

250 cm balcony depth is somehow neither fish nor fowl. I have 360 cm and find that very comfortable.

250 cm roof overhang facing south is not really necessary in summer, since the sun is high. In winter/autumn/spring, however, it rather blocks the sun from the rooms and you don't benefit from its energy. I speak from my Erzgebirge south-facing living room without an overhang and blinds, etc.

From 280cm depth, we have to have the balcony supported. I think I would only want to see that on one part, otherwise it will be too huge for me. Maybe we need to take a look at how the shading works during the Erzgebirge autumn.
According to our purely theoretical calculations, it should be the case that from autumn the sun shines into the rooms again and in winter, with the sun very low, it also helps heat the rooms. On the other hand, I always try to block out the sun in the office somehow because it is too bright and too warm... Good question.

Attached are, by the way, two just released views of the houses. Preempting critics: These are preliminary sketches that do not claim to be perfect. Here we tried to show different knee wall heights: In the top image 2.88m, in the bottom 2.58m. But in the garden view you can see the balcony with stairs, the natural stone cladding, and the still divided windows, which hopefully will no longer be divided soon. It still seems to be a problem.

2.5 m for grilling, cozy dining, entertaining friends is too narrow.

What do you do with angled sunlight or in winter and spring when every bit of light is appreciated? Flexible shading has advantages.
