Land planning - which house type/size is most sensible?

Honestly, for your loose requirements regarding the number of rooms, you will be recommended, 98% of the time, a standard floor plan for a townhouse or gable house with a knee wall height of 1.00-1.40m. If that is enough for you, I wouldn’t let myself get too confused here. If you want something special/thought-out/customized, please think about what is important to you in the floor plan. And I don’t mean: shower on the ground floor, kitchen facing south, equally sized children's rooms, dressing room on the ground floor, etc... What I mean: where do I spend time on the ground floor, do I cook a lot, do I need a table >1.8m, should watching TV be separated, what do I want to have right after entering the front door (room as a cloakroom, large closet, visible staircase, etc.), do I want a table near the cooking area, what kind of bathroom do I imagine, do I need seating windows on the upper floor, do I need an office, do I need a laundry room on the upper floor, ... Why so many questions? You don’t have little space for the rough demand. Many floor plans will come your way that maybe don’t fit you at all but look chic. With a general contractor, you sign a fixed floor plan quite quickly. So it’s worth knowing what your ideas are.

I have already read many threads here and I have definitely firmly anchored the most important thing in my mind: nothing will be signed!!

We do not need more rooms than those I have specified. The general contractor gave as an example the house I posted here. But it does not correspond to what I imagine.

I have ideas about the house and in this thread I was primarily concerned with how to best position a house on this plot and which house type is suitable, since my husband and I have different opinions.

At least I have some tips now that I will take into the conversation on Monday. And as soon as the floor plan is available, I will put it up for discussion and fill out the corresponding questionnaire beforehand.

The plot is small and the possibilities are limited. Here is one option, simply to get started with a south-facing terrace:



Unfortunately, it is not clear to me whether there are roads all around or perhaps only sidewalks. I’m afraid there isn’t much space left up to the fence with this option. What do you understand by "nice garden"?

Or maybe better to rotate?

The surroundings are the access roads to the houses in the second row. There are also the parking spaces for the houses directly at the access road, i.e. where the south terrace is drawn.

Therefore, I would prefer the second option.

By "nice" garden I mean something like enough space for a terrace and my daughter’s playground equipment, e.g. her big trampoline.

I would actually like the car directly at the border to the neighbor, so as not to waste any space and for the aforementioned reasons to have more space in the garden.



I didn’t find a thread where explanations of the orientations were given! I will probably use the search function again.

I also see the driveway more in the east... and then the garden in the south and west. Once it is overgrown, the 2-3 cars driving by don’t bother either.

The orientation is what every floor plan discussion is about
