Land planning - which house type/size is most sensible?

I only knew undeveloped, partially developed, and developed. That there is also fully developed after that was new to me personally.

Ultimately, the employee said that the development would probably cost around 3000 euros. In total, not extremely much now, but if several such small surprises await, it will add up..

Can you actually hire someone beforehand to price the necessary earthworks?

I mean, if someone now says that 10k will also be incurred for that, then I really have to think about it. The plot definitely isn’t worth that much..

By the way, this general contractor told us something about 2 full floors with approx. 11.40 x 8.40.. the offer will come in about 3 weeks..

I think you also recommended something in that direction

I invited the seller to coffee and cake today and shared the new findings with him.

He said he takes responsibility for it, as he had thought the property was developed.

The agreement: -2500 euros from the purchase price.

I want to briefly thank everyone for the input and ideas I have received here.

The conversation with both general contractors couldn’t have been more different and caused extreme confusion and uncertainty, especially for my husband. Also for me, but to be honest, I didn’t want to admit it that much.

After the conversation yesterday with the seller, my husband asked me again for a talk.

He told me that he has had stomach aches for days because of the whole thing regarding the house sale and new construction and that he doesn’t feel up to the task. He asked me to once again consider our current situation (house present with a repayment rate of over 5% and a manageable remaining term of just under 12 years, 2 cars, 2 vacations per year + outings, and financial freedoms) and then imagine the possible new situation.

I did that, even all night long!

Therefore, I have come to the conclusion that it is not right to even continue to consider such a huge project if my husband does not feel comfortable with it. The topic of construction is for us settled once and for all.

I do not want to risk our marriage, our health, or psyche just because I get hung up on things that are basically nonsense.

I had asked (the only admin I know) to delete the attachments. I hope he complies with my request.

If it’s allowed, I will probably still occasionally chip in my two cents here or there.

Oh yes, just briefly about the plot of land: we will still buy it, the current 91-year-old owner may continue to use it to dry her laundry, and our daughter and her friends will be happy about a playground in front of the house.

That means you already live near the property and your motivation to build was essentially to learn from (small?) shortcomings of the existing home and rebuild it even better?

By the way, I also find it helpful to always leave "completed" threads up – the participants visible as co-discussants in a forum are always just the tip of the iceberg, meaning each story benefits many more silent readers. Much of what is said does not only apply to the individual case.

Yes, we live nearby, (I mentioned this in the first thread regarding this property). Of course, not everyone can know or follow that.

Since we do not want to move away from here, it would currently be the perfect opportunity.

My motivation was mainly to build a detached house according to my own wishes.

The semi-detached house we currently live in was purchased as an existing property. Our house is very nice, but I do get hung up on a few things

But these things are not so bad that I would want to burden my husband so much because of them.

I think it's a good decision. When building, both partners should want to dive into the project with full enthusiasm. Now everyone is wondering what the existing home lacks and whether a renovation might be a good alternative?
