On the topic of burning money on rent. I wouldn’t see it so negatively. You don’t have to worry about anything. If you don’t feel like it, you move out. Especially as an engineer and a teacher, you can find a job anywhere. In some regions, rent is not worse than owning property.

Unfortunately, I have already built, so I don’t know which cities are planning development areas soon. Do you have BadenovaKONZEPT in mind? I know that we are not exactly cheap, but an apartment for half a million including additional costs, and that in Köndringen – that really blows my mind.

Thanks for the tip, I know Badenovakonzept, I had already applied, but without children + volunteer work + local residency you have no chance. Yes, prices are unfortunately terrible at the moment.

Half a million, PLUS, additional costs are now common within a 50km radius of FFM. Unfortunately, that is the standard nowadays. Money is worth nothing at the moment.

...or simply because it is beautiful there- I lived near Freiburg for a while and since then prices have risen rapidly, as everywhere. Back then it was towards St. Peter or Hinterzarten, super beautiful. Recently I searched for a friend in the OG area; it is simply expensive, period. What you write about your apartment sounds good, I would really take the kindergarten situation easy. My former property bordered directly on the village elementary school up to grade 3. Your wife, as a teacher, is understandably maybe rather annoyed because she already has the kids around her all day. Nevertheless, I see it more as an advantage and, by the way, they are children and not a chicken farm. I wouldn’t worry about that at all... a small kindergarten... honestly. I think with this topic you see the glass as half empty and have been hoping (for 2 years already) to find the ultimate place somewhere; you won’t. If you really want a cheaper house then you have to go fully into the Black Forest and drive 1 hour by car every day. I might do that or have done so, but you have to want that. You now know the market extensively and know that this apartment is attractive; waiting for a price crash or a bargain (which does not exist) would probably be placing your hope rather on wishful thinking.

In Munich, you get 40-50m2 of new construction for that, in the city center 34m2.

Clearly, 500K€ for an apartment is a lot, but even in areas with significantly lower wage levels, prices for new builds are not much lower (e.g. Dresden, 470K€ for 105m2). The Breisgau is not cheap, but due to the economic structure, I would still consider the bubble risk there manageable.
