So the decision is approaching, now an acquaintance who lived next to a kindergarten has told numerous horror stories. She could never sleep in if she was sick, not a quiet minute, even with closed windows, how big the kindergarten was and whether it was an old building or not was not mentioned. I have shown the location more precisely again in some pictures, now of course I am torn. I could also rent for another 4 years and hope that the prices go down. Parents rather advise against it because the apartment is way too expensive and if I sell later I will certainly make a loss of 100k... Well, that remains to be seen. I have a completely different opinion. It might not gain value but also will not lose that much. Rental apartments here are unfortunately really overpriced and a kitchen would also have to be purchased here + a rent of 1000€-1200€ cold in an old or new building.

The sports field is generously marked, there are definitely parking spaces in front of it. The main road is 160 m away as the crow flies and I could hear no traffic noise during two viewings. Everything is actually very idyllic especially with the vines in the background. Connection by public transport to Freiburg about every half hour, travel time 17-20 minutes by train. By car you are in Freiburg in about 20-25 min (22 km away via highway A5 or federal road B3).

No idea how sensitive you are. When you have children, the noise of children becomes relative.

Are you serious? Prices will at best stagnate - but definitely not go down. From my point of view, both options are rather unlikely.

The debts are then subject to inflation. Likewise, the value of the apartment will increase by at least the factor of inflation. Presumably, your salary will also be adjusted accordingly. Especially in such areas and metropolises, prices in my opinion will not decrease. Maybe stagnate at times, but much more likely to rise. Good windows and you have peace. Based on your information, I would probably buy.

You weigh everything very carefully. That is certainly not a bad thing. Within the framework that is affordable, it’s also about a feeling of life. Which makes you feel better, renting (and waiting) or living in your own property? The annoying thing about the future is that you can't predict it very well. You can only make the best possible decision right now.

I find children’s noise hardly annoying or not annoying at all. For me, it is not "negative" noise. What bothers me more are a quarreling couple of neighbors, the dreadful lawnmowers, cars with running engines. That is "negative" noise, associated for me with negative thoughts.

I definitely wish you a burst of joie de vivre and courage to decide, even if you can’t know exactly what the best decision is. (see: afterwards you always knew it in advance – Horst Evers).
