The other apartment would also be on the ground floor, but honestly, I don’t want the parking spaces of all residents in front of my apartment, so the additional cost is justified. So far, the owners are also a young couple, middle-aged people, and retirees. Overall, it’s well mixed; of course, a house would be nicer, but maybe in 10-15 years you can rent out the apartment and build new. In theory, I can finance the apartment with one salary, which would keep us on the safe side.

It’s not exactly Freiburg, Emmendingen was a hidden gem 6 years ago but now it’s just as expensive as Freiburg. Now Teningen or Köndringen is a "hidden gem" (good connection to the A5 and bus+train).

Regarding the cat, I usually say it right away because I’m just an honest person and don’t want to fool the landlord. Still, if a child comes... and it will, something bigger will be needed and then in the area we’re looking at 800-1000 € cold rent.

I already see if I don’t want to burn money, something will have to be bought. Interest rates are low, equity is available.

Since your wife is studying to become a teacher, she will probably want a study room or later a home office. And its use would then likely take place during the day, while the kindergarten is open. I would therefore simply have the relevant room equipped with improved soundproofing at the windows. Arrange this through the seller now and not later, possibly. Because then the other owners would have to vote on it, and the outcome is uncertain....

A controlled residential ventilation system will probably be present, so during the day you can simply keep the windows closed and enjoy the quiet.

Do you mean that regarding the ETW apartment? I meant burning money concerning rent if you want to stay in the area anyway and are not dependent on the flexibility that a rental apartment offers.

Controlled residential ventilation, I’m not sure. Certainly not centralized, otherwise possibly decentralized. The garden would be in the front and not directly on the play areas. We actually wanted to lower the price because of that, but no chance. Altogether with all additional costs, you end up at 500,000 for an apartment, sounds like a lot for an apartment near a city.

My opinion is just do it and save the rent. My wife is more skeptical and sees the high amount for "just" an apartment a bit outside of Emmendingen.

It probably won’t get any cheaper in the area.
The daycare can also be a big advantage in a few years – being able to drop the child off in the morning without detours doesn’t sound bad. And if the child can be picked up, your wife is probably home again.

If your wife thinks it’s too expensive, maybe save 50k and move to the neighboring town?

The apartment is already in this neighboring town. We would have to move 50 km into the Black Forest if it should be cheaper. Unfortunately, it is really extreme here, probably due to the strong economic strength, nature, students, and the [Europapark].
