"Speckgürtel" around FFM - well, there are so many positive but also negative variables - from a possibly negatively influencing WEG in the future or investors forming a majority of votes over time, etc. & everything is then tied up in one apartment. On the other hand, great location, short distances, etc.

One more thought about the room layout (in case something can still be done): I would add a shower to the guest bathroom. A second bathroom is a big gain, even if only two people live there, it’s great to be able to shower simultaneously in the morning, and with guests or later (Tenee) children who need more time in the bathroom, it prevents stress.



Down here in the economically strong southwest? Rather not. If they don’t rise as drastically as in recent years, we can already be glad...

Unfortunately, the shower does not fit in there, but we have a bathtub with a showerhead and a shower.

I meant it like this: carve off some square meters from the bathroom and add them to the guest WC to create two bathrooms. If the floor plan allows it and it is still possible. I recommended this to a friend during the planning of her condominium, and they are very glad in hindsight that they did it. Two bathrooms in a 4-room apartment are also better for resale than one bathroom and a guest WC. We are looking for a property: all apartments with only one bathroom are automatically ruled out by us.

The main bathroom must really be relatively large to be able to carve anything out of it. I cannot say that about the previous ETW floor plans. Rather, the thinking was to forgo the guest WC in favor of a decent bathroom.

had written that the bathroom is 9.51 sqm... that is a fairly large bathroom. Taking 1.5 sqm off of that, if it is arranged accordingly in the floor plan, is quite possible. This was the case with the mentioned friend.

I would definitely not consider eliminating a planned guest toilet in a 4-room apartment. As I said: resale value....
