I can't say anything about the prices in your area, but others have already commented on that.

I really like the ground floor and garden, having a bit of your own green space is a big advantage.

And kindergarten: I have one opposite, literally across the street. Of comparable size, about 40 children, I think. Of course, they play in the garden, but mainly (i.e. at full capacity) perhaps from 9:30 to 11:00/11:30 and from 14:30 to 16:00. Before and after that is "drop-off and pick-up time," so fewer children are there then. It has never bothered me when the children are in the garden. The street is very narrow, parking is not so easy. Once or twice someone parked opposite my driveway, but so far I have always been able to get out. And by now the parents are aware. Many live in town and come on foot. So this point, "children delivery traffic," is limited. I wouldn’t let a kindergarten ruin the apartment for me. My own girls are sometimes much louder...

I used to live in a rental apartment directly next to a playground (the playground was "at the back" so not facing the terrace, living room, or bedroom). Even when I was home during the day, I rarely heard anything from the playground – and it was very popular. The annoying thing was the teenagers at night, who used the playground to "hang out" and made a lot of noise. You don't have that with a daycare center, though, since it's fenced in. If you like the floor plan and the price is okay for the area (I think it is), then go for it – and for a family apartment like that (115m2, 4 rooms, garden), in my opinion, the daycare is more of a value enhancer, or also easy to rent out.

If the price for an apartment seems high to you, just take a look at what a house including land in a comparable location would cost - and suddenly the apartment is affordable again. The days when apartments in desirable locations were available for a low six-figure amount are long gone as of 2020.

Yes, slowly I am also starting to see this as an advantage. You won’t get a house in this place without a new development area; there are no plots available. Older houses built in the 1970s that haven’t been modernized go for over 500k here. That means with renovations (roof, heating, etc.) you would be at 650 to 700k... Yes, that changes the whole picture. Overall, I just have the idea that apartments of that size can still be had for 400k, but I think those times are over. However, a lot is being said about Corona and short-time work, and that prices will collapse by 10% - 15%, but I’m not seeing any of that at the moment. Unfortunately for our region, or rather actually that is good, the economy is very strong (many tech companies, mechanical engineering, etc.). How is it actually if in 10 years I find something nice and the apartment is half paid off and I rent it out, can I refinance the apartment with the bank as collateral or is it counted as equity? We are still young (27 and 30) and might want to keep our options open. Paying rent now would be wasted money, I think.

I come from the area and find the price for an apartment in Köndringen quite steep. Add a little more and you could also get a building plot in the more northern villages and towns. They were between 195 - 320 EUR here in the past two years.

Yes, prices are generally really steep. At the moment, there are no plots except in Bombach. However, here we are looking at a price of just under 400€/sqm. But if you know something cheaper, feel free to write to me.
