I don't think that prices will drop directly by 40-50%, but usually exactly that happens when no one believes it. It can happen. But I definitely don't believe that prices will continue to rise so massively. At least not to the extent that you or I would recover the entry costs (broker, etc.). Apart from that, we are dealing with 450k+ euros in an environment that not many people can afford anymore. That means you also have to find a buyer who will pay you that.

So what remains - you have to want it! So live at least as long as the loan at that place. When I already read that you are thinking about options like building a house later.... your plan doesn't really fit currently.

No house construction is planned, definitely not, I just want to know the options and what I’m getting myself into. I would already have saved for the purchase of land etc. if I rented for 2 years. I’m definitely not speculating on an increase in value. I would have to live somewhere and would stay in the area, so rent would be wasted money if I can buy anyway. It was more about loss in value due to the location etc...

Oh, I see. I took a look at the situation. For me, the situation would not be a purchase at that price. [Sportplatz + Grundschule] – only if there were no other options. But I am also under no pressure to buy.
